HVAC Maintenance Tip
I’m not a licensed HVAC technician, and I don’t work on HVAC systems. However, I wanted to share something I’ve seen twice this week.
I had two customers with rental properties where the A/C condensate drain line became clogged. In both cases, the overflow pan filled up and water ended up leaking into the house. Neither tenant knew about this simple maintenance step that may have helped prevent it.
A simple preventative measure I do at my own home is pour 1 cup of distilled white vinegar into the A/C drain line every time I change my air filter. I even keep a gallon of vinegar in the closet just for this purpose.
How to Clean Your A/C Drain Line with Vinegar
✅ Turn off the A/C at the thermostat and breaker.
✅ Locate the condensate drain access (usually a PVC pipe with a T-shaped vent and removable cap near the indoor air handler).
✅ Pour 1 cup of standard distilled white vinegar (5%–6% acidity) into the drain line.
✅ Let it sit for about 30 minutes to help break down organic buildup.
✅ Slowly flush the line with about 1 gallon of clean water.
✅ Replace the cap and restore power to your system.
Most HVAC professionals recommend doing this every 1–3 months, especially during the cooling season.
This simple maintenance task only takes a few minutes, costs very little, and could help prevent water damage, expensive repairs, and the inconvenience of losing your A/C.
Again, I’m not an HVAC technician—I’m simply sharing a maintenance tip that has worked well for me and may help others avoid a costly mess.
