A grass hill leading down to the lake is fine — until it isn’t. No safe path. No clear access. Just a slope between your home and the water.

This homeowner in Bemus Point wanted better. So we built them a custom staircase from the yard down to the lake, and a walkway that connects their house all the way across to the water’s edge.

Blacktop right next to Chautauqua Lake. Every time it rained, the runoff had nowhere to go.

This walkway at the Chautauqua Institution was doing what blacktop always does — sending water straight across the surface and directly toward the lake. No absorption. No drainage. Just runoff going exactly where it shouldn't.

We ripped it out and replaced it with permeable pavers.

Here's why that matters: permeable pavers have intentional gaps that allow water to filter down through the base and absorb naturally into the ground — instead of running off into the lake. The result is classic, beautiful hardscaping that actually solves the problem instead of ignoring it.

Better for the property. Better for Chautauqua Lake.

Sometimes the best solution is the one nobody else thought of. ⛳

This property sits in the porch community at the Chautauqua Institution — right on the water. The front yard was small, tired, and not doing anything for the home. The client didn't want another traditional landscaping job. They wanted something different.

So that's what we built.

Two putting greens — one on each side of the walkway — with a direct view of Chautauqua Lake as the backdrop. Low maintenance. Zero watering. Zero mowing. A conversation piece every single time someone walks by.

September in Chautauqua County is actually the best time to mulch, top-dress, and grade. Most people don't know that.

Here's why fall is the window:

🪏 Mulch now and your plant roots are insulated through a CHQ winter. That's the difference between plants that survive and ones you're replacing in May.

🪏 Topsoil settles and bonds before the ground freezes. Grade your beds now and they hold their shape all winter.

🪏 Gravel and drainage work done in fall means you're not dealing with spring runoff destroying what you just built.

The ground is still workable. The weather is cooperative. This is the move.

Most people think spring is the only time to plant perennials. 🌻
By the time they figure out it's not, the window is already closing.

September in Chautauqua County is the best time to get perennials in the ground. The soil is still warm, the fall rain does the watering for you, and the roots spend all winter establishing before you ever have to think about them again.

Here are the three we'd put in every CHQ yard right now:

🌻 Daylilies — built for our winters. Zone 5 tough, come back fuller every year, multiply on their own. Plant them once and they do the rest.

Someone paid good money for a drain that didn't work.

The driveway sits behind the house at a property in the Chautauqua Institution. Every time it rained, runoff was flowing directly toward the house. A drain was installed at the base thinking it would fix it. It didn't. Wrong solution for the problem.

When Misty Ridge came in, we didn't patch the issue. We rebuilt the approach entirely.

What you're looking at is a permeable paver driveway. See the gaps between each paver? That's intentional. Those gaps are doing the job the drain never could — water filters straight down through the base, disperses naturally, and never reaches the house.

No drain needed. No runoff. No water damage risk. Just a driveway that's both beautiful and actually solves the problem.

This is the difference between hiring someone who knows drainage and hiring someone who just lays pavers.
