Believe it or not, the door pictured was painted black and was beginning to deteriorate from sun exposure. Adding a new protective layer with a UV inhibitor can last years and add life to an old or weathered door.

These original oaks needed some attention after being covered by carpet, having a few pets, and being positioned above a concrete garage. Unconditioned below ground concrete will retain and introduce ground moisture into the air indefinitely, subfloor v***r barriers are crucial and sometimes a dehumidifying system needs to be installed in order to prevent rot or mold, these steps can help maintain the integrity of the joist, subfloor, and hardwood flooring. This is 80 grit sand out of 100 grit sequence using a 3 face planetary sander.
