Water is part of your heating system. High-efficiency (condensing) furnaces, and A/Cs in cooling season, extract enough heat that exhaust moisture becomes liquid, routed through a PVC drain and trap, often with a condensate pump.
Debris, algae, dust or mineral scale, a clogged or dry trap, poor slope, sagging or looped lines, freezing-prone routing, or a full or failed pump can block drainage. A float switch may shut equipment down to prevent overflow. Watch for pooling, rust or corrosion, damp floors or basement odor, gurgling, unexplained humidity, furnace lockout or short cycling, or A/C not cooling.
Poor drainage can mean no heat in a cold snap, water damage to floors, ceilings, drywall or belongings, and secondary heat-exchanger corrosion. Upper-floor or utility-closet units, tenant spaces and multifamily mechanical rooms are at risk too.
Fall service should clean the trap and line; verify slope, support and safe routing to a floor drain, sump or condensate device; test the pump and safety switch; and check for leaks and corrosion. Protect lines from freezing; never drain onto floors or into crawlspaces, and never bypass the float switch. Ask your technician to check vent and air-intake clearances for snow, ice or debris. Keep install and service records; document drain location and freeze protection before replacement.
Upgrade to a new A/C system for as low as $73/month with approved financing.
