Side wall was flashed with 10’ sections of L shaped metal that was then caulked resulting in the roof leaking. We installed step flashing to make it stop leaking. Step flashing is best way to flash shingles against a side wall. Also make a nice little kick out to send the water into the gutter at the bottom.

Parking light was not working had to replace the fixtures.

Wind damage pulled the old fascia off the building and needed to use a lift to get to it to fix it. Beautiful day to work. We were originally out there to fix some missing shingles and leaks but more items were needed to be fixed when we got there. Northgate Crossing Apartments

Weathered shingle roof that needs to be replaced.

EPDM (rubber) roof leak repairs. Here are some repairs we did last week. In total we did about 30 patches on 2 buildings last week. Most of them were preventative maintenance because the EPDM was getting worn through by the screws backing out underneath. But about 10 were fixing active leaks or holes in the membrane. Proper cleaning and priming is critical to apply the repair tape so it adheres to the old weathered membrane. It is also critical to apply the repair tape with pressure by using a roller tool to make sure it seals properly.

During an inspection of a new roof installed by another company we found that over 1/2 of the vent pipe boots were cut one size too big allowing for the leaks that were being reported. I am not trying to place blame or make anyone look bad but mistakes can be made. This is why sometimes it is worth it to have an inspection from an expert. We also found one of the ridges missing shingles. If you need an inspection on a recently installed roof or a property that you have let us know. We can check to make sure it was done correctly and prevent issues before they start. Sometimes small preventative measures can avoid costly repairs down the road.
