A big step forward for affordable housing in Manitou Springs. 🏡

123 Manitou Avenue received unanimous approval this week, moving the 50-home affordable housing community designed by STUDIO Architecture another step closer to reality.

Developed by TWG Development, Management and Construction and Paragon Development, the project will bring a mix of one-, two- and three-bedroom homes for individuals and families earning 30% to 60% of the area median income. It will also become Manitou Springs’ first Low-Income Housing Tax Credit development, helping expand income-restricted housing options in the community.

The project transforms the former La Fon Motel site along Manitou Avenue into a new residential community with a clubhouse, playground, dog park and outdoor gathering spaces. A bus stop directly adjacent to the property will connect residents to Colorado Springs, while rooftop solar, efficient building systems and EV charging support the project’s sustainability and energy-efficiency goals.

For our team, it’s exciting to see a project designed around such a clear community need continue moving forward. We’re grateful to TWG, Paragon and everyone who has helped shape 123 Manitou Avenue along the way, and we’re looking forward to what comes next.

What happens to campus-adjacent housing if the ways people pursue higher education change?

As a multitude of factors is quickly reshaping the future of work and raising questions about educational pathways, we’re considering what those shifts could mean for housing near campus. Designing for a broader resident mix offers one way to prepare for several possible futures.

In an early design concept for a proposed five-story, 145-unit community, STUDIO is exploring a traditional apartment approach intended to serve both students and professionals. Shared amenities, proximity to campus and convenient transportation connections support a range of routines, from getting to class to commuting to work.

The thinking extends beyond today’s leasing needs. A broader mix of residents and more traditional living arrangements could help the community adapt as demand changes over time.

Architecture for good starts with the people who will experience it.

For Principal Chris Russell, every design decision comes back to livability. How will someone experience a space? How will that space contribute to the larger community? And ultimately, how can the work leave something meaningful behind?

That perspective carries through the complex projects Chris takes on and the relationships built along the way.

“My favorite part of the job is the people. I love working with people. I love the challenges of intricate projects. I love building something in a community that’s going to be of a benefit.”

Hear more from Chris on what architecture for good means to him and the passion he brings to the work.

Technology can make the process faster. The human perspective is what makes it meaningful.

For Principal and Director of Design Aldo Sebben, innovation at Studio is about giving the team better tools to do what they do best. By leveraging technology, including building information modeling and AI, the team can explore more possibilities, reach solutions faster and spend more time focused on what matters most for the project.

But there’s an important guardrail: authorship stays with people.

“Everything we do is going to be reviewed, touched by a human and directed by a human.”

Hear more from Aldo on how Studio is embracing new technology while keeping people at the center of the design process.

One of Boulder's most recognizable historic buildings was reimagined to meet the needs of today's workplace while preserving the character that makes it unique.

The Colorado Building renovation balanced modernization with historic preservation, transforming the 88,000 SF property into a Class A office building while respecting its architectural legacy. Working within the framework of the original design, our team's scope included a complete replacement of the exterior window wall façade, redesigned entry and floor lobbies, an elevator extension to the penthouse level and new interior tenant spaces.

Projects like this demonstrate that preserving the past and preparing for the future can go hand in hand. 🤝

Revitalizing an existing community through strategic design. âś…

Our team completed a major remodel of Kensington Apartments, a 162-unit student housing community in Boulder, Colorado. The renovation focused on enhancing the property’s functionality, accessibility and resident experience while preserving the value of the existing community.

The scope included converting more than 100 studio units into one-bedroom apartments, along with extensive upgrades to amenity spaces including the indoor pool, leasing office, fitness room, club room, mail facilities, and restrooms.

The $12 million renovation demonstrates how targeted improvements can transform an existing property and create spaces that better support today’s residents' needs.

The most successful mixed-use developments create value for residents, businesses, and the neighborhood all at once.

Ivy Tech was designed with that balance in mind. Located near downtown Indianapolis, this six-story mixed-use community brings together 201 market-rate apartments with amenities that support everyday living, including a fitness center, business center, rooftop garden and swimming pool. At street level, 4,000 square feet of restaurant space helps activate the pedestrian experience and strengthen the connection to the surrounding neighborhood.

Projects like this require coordination from the earliest planning stages. Balancing residential density, amenity programming, and an engaging streetscape is what transforms a building into a place people want to call home and a destination that contributes to the long-term success of a neighborhood.

We're proud to have partnered with TWG Development, Management and Construction on a project that reflects how purposeful design can support both residents and the continued growth of downtown Indianapolis.

Project Highlights include:
• 230,000 SF
• 201 apartments
• 4,000 SF of ground-floor restaurant space
• Rooftop garden and pool
• Completed in 2023
