There are rooms you design around how they’ll look.

And then there are rooms you design around how someone actually wants to spend their time.

For Bill, that meant having his very own fly shop.

A quiet place to tie flies, work on reels, give lessons, tell fishing stories, and probably spend a little too long figuring out how to outsmart the same trout for the third time.

The original fireplace and chimney gave the room its character. Custom built-ins gave all those fly boxes and rods somewhere to live. The rest came from knowing exactly what Bill wanted this space to feel like.

Not every room in a home needs to make sense to everybody.

Sometimes the best ones are the ones that make perfect sense to you. 🎣

Some people just like figuring out how things work.

And then there are people who like figuring out how to make them better.

Meet Jake, the newest member of our 6th Ave crew! 👋

He's spent the last several years in residential construction, learning how to bring people, plans, and all the moving pieces of a project together.

But what really brought him to 6th Ave was the chance to work on homes that are a little less cookie-cutter.

Custom remodels. Unique spaces. Projects that call for creativity, craftsmanship, and a good bit of problem-solving.

And when he's not working on houses, he's probably cooking, painting, gaming, or building something of his own.

He's also got his sights set on entering a chili cook-off this year.

So naturally, we'll be expecting samples.

Glad to have you on the team, Jake! 🌶️

There’s the house you design on paper.

And then there’s the house you actually live in.

The sitting room that went completely against the original plan—and became a favorite.

The back porch built for long dinners and open doors.

Bedside lights that don’t steal an inch of nightstand space.

A primary suite laid out so one person can start the day without waking the other.

And a chandelier that apparently looks like it belongs to Mike Wazowski’s girlfriend. 😂

Part two of Susan and Dan’s home tour is less about finishes and more about the little decisions that make a beautiful house work beautifully for the people who live there.

Which is kind of the whole point.

Heidi Mayer could meet her clients at every house.

She’d rather have them get in the car. 🚗

Because somewhere between one showing and the next, people start talking.

What they loved. What they hated. What they’re worried about. What they actually want.

After 22 years in real estate, Heidi knows finding the right home isn’t just about opening doors.

Sometimes it’s about the conversations that happen between them. 🏡✨

Some of our favorite moments happen right before the finish line.

The protective plastic starts coming off.

The countertops finally go in.

The paint is drying.

And for the first time, you can stop imagining what the house is going to become… and actually see it.

We’ve been bringing you along throughout this Benbrook project, and we’re finally at the stage where all the little decisions start coming together.

The moody colors.

The custom millwork.

The Taj Mahal stone.

A primary closet with its own laundry.

Jamey and Brandon are taking you through the latest progress, and there's a lot to see. 🏡

It’s always fun watching a house come to life.

But it’s even better knowing a family will be calling it home soon.

The difference between a good bathroom and a great one usually isn’t the layout.

It’s the details.

The faucet you touch every day.
The edge of the stone.
The hardware.
The things nobody notices individually but everybody feels together.

Some details we love. 🤍

We have fans.

That's the post. 💨

And in 100-degree Texas weather, we're pretty attached to them.

Twenty-two years in real estate, and Heidi Mayer still remembers her very first client.

She was nervous. She printed out more than 100 properties. And somehow, 22 years later, they’re still friends.

That probably tells you everything you need to know about the way Heidi works.

She’s never been interested in selling someone a house.

She’d rather listen, educate, be honest, and stick around from beginning to end.

Twenty-two years later, that part hasn’t changed. 🏡🤍

Some things aren’t worth saving because they’re expensive.

They’re worth saving because they’re yours. ❤️

When a tree fell through Susan and Dan’s longtime home, there was one piece of trim everyone knew had to come out before anything else.

The family measuring wall.

Twenty-plus years of marks, memories, and growing up.

Today, it hangs in their new home like a piece of art.

The house may be new, but the story isn’t.

And maybe that’s the best part of this entire project.

They didn’t have to leave everything behind to begin again.
