A musty smell can be a clue!

The absence of one isn't always proof everything is fine.

Water damage, humidity, and hidden leaks can all contribute to mold growth that isn't immediately noticeable.

Asbestos isn't one specific-looking material you can easily spot from across the room.

It was added to many different building products because of its durability and resistance to heat, water and chemicals.

That means you may encounter potential asbestos-containing materials in flooring, insulation, walls, ceilings, siding, roofing and other areas of an older home.

And this isn't an exhaustive list.

If you're planning a renovation and come across a material you're unsure about, resist the urge to start tearing into it.

Testing can tell you what you're actually dealing with and help you decide what happens next.

Finding out there could be asbestos in your home sounds scary. It also doesn't automatically mean you need to start ripping things out.

The condition of the material matters.

Asbestos-containing materials become a greater concern when they're damaged, deteriorating, or disturbed. That's why renovations are a good time to pay attention, especially when you're working with older flooring, insulation, plaster, ceiling tiles, siding, or other materials that may contain asbestos.

Before you start cutting, sanding, scraping, or tearing something out, find out what you're actually working with.

Questions about asbestos in your home? Don't panic. Just ask!

One of the biggest misconceptions about older homes is that every one of them is dangerous.

The reality is more nuanced. Many older homes contain lead paint that has remained intact for decades.

The concern grows when painted surfaces begin to chip, peel, or are disturbed during remodeling.

Testing gives you information, not assumptions.

When people think about lead paint, they usually picture peeling walls. What often gets overlooked is lead dust.

Swallowing or breathing in these microscopic particles can cause serious health issues, especially in young children.

It can be created during everyday wear around older windows and doors or during renovation projects like sanding or demolition.

The good news? A little planning before a project starts can make a big difference.

Save this post if you're planning renovations in an older home.

If asbestos can be hazardous, why did builders use so much of it?

Because it had a lot of qualities that were incredibly useful in construction.

Asbestos is durable and resistant to heat, water and chemicals. It was used to strengthen materials, provide insulation and add fire resistance.

That's why it made its way into so many building products, including flooring, insulation, siding, roofing materials, plaster and more.

Today, those materials may still be present in older homes.

Knowing where asbestos may be found can help you make better decisions when it's time to repair or renovate.

Have an older home and wondering about a material you've found?

Don't panic! Just ask.

Lead paint doesn't disappear just because the room has been repainted.

Many older homes have multiple layers of paint, with the original lead-based paint safely sealed underneath.

The concern begins when those layers are damaged, chipped, or disturbed during renovations.

If you're unsure what you're working with, testing provides clear answers.

One of the biggest misconceptions we hear is:
"Our home inspection didn't mention lead, so we're good."

A standard home inspection evaluates the home's structure and major systems, but it doesn't include testing for lead paint, asbestos, mold, or other environmental hazards.

If you're purchasing an older home or planning renovations, environmental testing can provide information that a traditional home inspection simply isn't designed to uncover.

Knowing the difference helps you make informed decisions before moving in or starting a project.

Buying or renovating an older home?

Lead paint isn't always obvious. In many homes, it's hidden beneath layers of newer paint and only becomes a concern when painted surfaces begin to deteriorate or are disturbed during renovations.

If your home was built before 1978, testing before sanding, scraping, or remodeling is one of the simplest ways to protect your family and avoid surprises.

Questions about your home? We're happy to help.
