Can a fire truck get through your gate? 🚒

Following up on last week's Fire Prevention Week (Oct 4-10), here's one for HOA boards, apartment communities, property managers, and businesses with powered gates.

Most powered gates around Houston need two things: a fire department open device (like a Knox key switch or a 9-1-1 fire box) and a manual release so the gate can be opened by hand when the power or the operator fails.

The catch: the rules change by city and county. Inside Houston city limits, HFD says the fail-safe must be manual, and battery backup doesn't count. Unincorporated Harris County's code accepts battery backup. Montgomery County has its own Gate Access Program. Your local fire marshal has the final word.

Only firefighters carry the keys, so don't try to open the box yourself. Have your gate company test the fire department open circuit and the manual release.

From bare frame to full privacy 🔒 We fabricated this new commercial sheet metal privacy slide gate and matching pedestrian gate with a mechanical keypad lock. The sheet metal privacy was a great way to hide the eyesore of a dirty trash enclosure. The newly installed slide gate runs on a new LiftMaster CSL24UL commercial slide gate operator. Look up in your garage. Is your ceiling storage space, or opener space? 👀

A wall-mount opener (also called a jackshaft opener) mounts on the wall beside the door and turns the torsion bar directly. No rail down the middle of the ceiling, no motor hanging over your car. That frees up room for storage racks, a loft, better lighting, or a tall truck.

It isn't right for every garage. Your door needs torsion springs above it, and the track and wall space have to work. We check all of that first.

Bonus for storm season: the LiftMaster 98032 we install has battery backup. LiftMaster rates it for up to 24 hours of operation in an outage. The door runs slower and the lights stay off, and that's normal.

Before and after: a custom fabricated breezeway fence and walk gate for a Houston-area home. 🐾

Before, the covered breezeway between the house and the garage was wide open to the yard. Now it's closed in with black metal picket panels and a matching walk gate with a keyed deadbolt.

What it does every day:
- Keeps pets and kids in the yard
- Adds a locked gate between the driveway and the back of the house
- Looks clean and fits the home instead of fighting it

Every panel was made for this breezeway, not pulled off a shelf.

Garage door goes down a foot, then pops right back up? 🍂

Before you blame the opener, check the photo eyes. Those are the two little sensors near the floor on each side of the door. This time of year, leaves, dust, spider webs, and low morning sun are the usual troublemakers.

Try this first:
1. Sweep leaves and clutter away from both sensors
2. Wipe both lenses with a soft cloth
3. Check the small lights on each sensor. Both should glow steady
4. If one is tilted, gently point it back at the other one
5. Test it by waving a broom handle through the beam while the door closes

Still acting up? Lights off, wires loose, or the door feels heavy? That is our cue. 🔧
