This is an attached garage that we are just about to finish up. We subbed out the concrete and electrical, but we did everything else on this job. I’ll be sharing photos of the finished project in a couple of weeks after final inspection.

The original intent on this job was to simply replace the flooring in the sunroom. However, as we looked at it, we realized that the floor was so out of level that we would have to do self leveling. But as I took a look at the framing underneath, it was very underwhelming, especially considering adding self leveling.

We ended up building temporary walls and replacing all of the columns and girder boards, as well as sistering the joists and adding joists in between to make them 12 inches on center. We put in new plywood on the bottom, new insulation, new subfloor, and finally the job we came to do in the first place, the flooring.

This was a really unfortunate situation. A contractor had started work on this house over a year ago, but when he received final payment from the insurance company, he left the job unfinished and never came back.

There was siding, flashing, an awning, shutters and some gutters to finish. We took care of it and I love the finishes the client chose!

I’ve been excited to work on my biggest project yet. It is a 40x24 two-story garage that I am attaching to a house that is already on the property. A total of 1,920 square feet of space.

We did the foundation as well as the whole structure. Tuttle Concrete did the footings, garage floor, and basement floor. Wrozek roofing will be installing the garage roof.

The lower level has 11’ ceilings and the upper story has 9’ ceilings. 24’ long 16” tall engineered I joists allowed us to have no columns in the garage area, which is cool. Nothing to get in the way for the client! We jut finished putting house wrap on. We’re moving on to windows, overhead doors, and siding.

This was a huge yard clean up. We ended up with a very full 30 yard dumpster as well as 3 truck loads of scrap and trash...
