Homeowners often assume an evaluation ends in a construction scope. It should end in clarity. Expect questions about when you first noticed the crack, water, settlement, or movement, whether it has changed, and what you have seen during rain or snowmelt. Recommendations may be repair, stabilization, drainage work, concrete lifting, maintenance, or simply monitoring — and the estimate should explain what is included.

Meet Melissa Strohfus, Office & Financial Operations Manager at The Foundation Guys. In our new article, she walks through what a foundation evaluation in the Denver metro should actually involve: a look at the symptom you noticed, then the grading, drainage, concrete, and retaining walls that give it context, followed by findings explained in plain language. If scheduling one makes you uneasy, knowing the process helps.

Drainage is the item we rarely suggest putting off. Water collecting near a foundation or retaining wall keeps changing the soil conditions around the structure, and those conditions do not pause for winter. The right response might be a grading or downspout adjustment, a repair, a stabilization plan, or documented monitoring — but the evaluation comes first, and the recommendation should never be bigger than the problem.

Melissa Strohfus, Office & Financial Operations Manager at The Foundation Guys, takes on the question Colorado homeowners actually ask in October: what can wait until spring, and what should not? A small, stable cosmetic crack is a different conversation than a crack that is changing, letting water in, or affecting a door or floor. The useful answer starts with the cause, not the repair.

Drainage is one of the few conditions around a home you can actually watch. Where water collects, how the ground slopes, and how long puddles stay all tell you something about the soil beside your foundation. None of it is a diagnosis, and not every symptom means structural work — but ignoring the water while repairing the crack can leave the cause in place.

Homeowners usually call about the crack. The more useful question is what has changed around it — downspouts discharging next to the foundation, ground sloping toward the house, puddles that linger after the rain stops, staining, erosion, or a retaining wall holding back more water than it used to. In Colorado, expansive soils, snowmelt, and freeze-thaw cycles are all part of that picture. Sometimes the answer is drainage correction, sometimes repair, sometimes a monitoring plan.

Meet Melissa Strohfus, Office & Financial Operations Manager at The Foundation Guys. In this conversation, she takes on a question we hear all fall: can poor drainage cause foundation problems? Rain and snowmelt change the moisture conditions in the soil around a home, so where water goes matters — beside the foundation, along the grade, and near a retaining wall. Drainage does not explain every crack, but it belongs in the evaluation.

Expansive soils, moisture changes, and freeze-thaw cycles all act on a Colorado property at once, which is why the same symptom can have different causes depending on the structure, drainage, soil, and property history. Uneven concrete, a damp foundation wall, or a leaning retaining wall deserves an evaluation that finds the cause before anyone names the fix.
