The right time to call your architect? While you're still evaluating the property.

Before acquisition, test the questions that shape the development idea:

1. What can fit? Explore the proposed use, density, and unit layouts.
2. Life Safety is always a critical component. Understand the realities of access and egress early to save money.
3. What needs approval? Map the zoning, permitting, and historic review questions.

Early architectural input can help you understand the opportunity and identify any challenges that may change the landscape of a deal.

What could an existing building become?

At Main Street Lofts in Little Rock, former office and retail space found a new mix of uses: housing above, commercial space at street level, and historic character carried forward.

Rogue contributed construction document production and oversight. Federal and state historic tax credits were part of this project's redevelopment story.

For your next opportunity, start with the building: its layout, its condition, its context, and the possibilities for a new use.

Last year we had the incredible privilege to work with a local non-profit providing residential services for those experiencing mental health challenges. We took an old underused church and converted it into a 16-unit residential therapy center with a commercial demonstration kitchen, central gathering space for meals, group counseling, and entertainment. The result is a fully renovated center dedicated to helping people reset and restart in order to live out productive lives.

There are projects that define us as architects and this is one of them - improving the quality of life through architecture.

Industrial heritage. 198 homes.

PAC-10 Lofts, Phase 1, transformed a historic textile mill in Lawrence, Massachusetts, into 198 apartments, with a mix of market-rate, affordable, and extremely affordable housing.

For Rogue, the work included construction document production and contract administration, with coordination across various engineering consultants and local stakeholders, including Federal and State historic agencies.

The exposed brick and tall windows tell part of the story. Behind them is the detailed coordination that helps turn an existing building into a place to live.

Not all of our projects are residential or multifamily. And really the services that we offer are not limited just by project type. The reality is as architects what we really provide are design services that overcome challenges for our clients. The project type generally is secondary.

For this project, we were approached by a local bank here in Arkansas that was looking to expand their presence in Little Rock. What we designed would have become their new prototype bank branch, which is drive-thru only. Unfortunately, this project was unbuilt.

What design challenges can we help you with today?

One of the first projects I completed as a firm owner was this proposed porch reconstruction for a 1872 Victorian home in the MacArthur Park district in Little Rock. The home unfortunately succumbed to fire and was completely destroyed. I always wondered two things:

What would it have looked like completed? To answer that I put it into AI and the result is spot on.

But I’ve also always wondered, what if we took classical designs, like Victorian or Georgian or Neo-Classical, and gave them a modern aesthetic? Images 3 and 4 are a modern take on a classical theme. The proportions of Victorian homes are what make them so beautiful with taller more exaggerated windows, door transoms, tall ceilings, and cornice detailing.

LITTLE ROCK DESERVES MORE THAN PERMIT-READY PLANS.

As an architect specializing in affordable housing, I support urban infill. But Little Rock's proposed Permit-Ready Program risks addressing the symptoms rather than the problem.

The City's own survey raises five concerns:

1️⃣ AFFORDABILITY FIRST.
98% prioritize attainable housing. Free architectural plans won't overcome high land, infrastructure, and construction costs.
2️⃣ FIX ZONING FIRST.
Restrictive setbacks, parking requirements, and outdated zoning remain barriers to infill development.
3️⃣ PROTECT NEIGHBORHOOD CHARACTER.
94% value compatibility. Standardized designs cannot address every historic neighborhood or unique lot.
4️⃣ SUPPORT LOCAL PROFESSIONALS.
Publicly funded plans must not undermine small architectural firms serving local homeowners and developers.
5️⃣ MEASURE REAL RESULTS.
Only 61% believe the program will help. Where are the cost estimates, funding strategies, and housing-production goals?

We don't need more plans sitting on shelves. We need policies that make building housing possible at multiple scales.
