🌧️ All this rain is actually doing you a favor.

It’s showing you where your house has a problem.

After several days of rain, take 10 minutes and walk around your home. You’re not looking for anything complicated.

Look for:

• Water staining around windows and doors
• Soft or swollen exterior trim
• Peeling or bubbling paint
• Gutters overflowing or dumping water against the house
• Downspouts that have come loose or aren’t carrying water away
• Water collecting against the foundation
• Damp spots or staining inside around windows and ceilings
• Musty smells in basements, crawlspaces or attics

Here’s the important part:

Water damage usually starts small.

A failed bead of caulk, loose piece of flashing, rotten window sill or bad gutter connection might be a relatively simple repair today.

Ignore it long enough and now you’re replacing sheathing, framing, insulation, drywall and trim.

We see it all the time.

You don’t need to be a contractor to catch water problems early. Rain is literally testing your house for you.

Take a walk around while everything is still wet. If something doesn’t look right, take a picture.

And if you aren’t sure what you’re looking at, send it over. We’ll point you in the right direction.

🏠 A little soft wood around a window or door usually isn’t “just a little rot.”

One of the biggest mistakes we see homeowners make is covering deteriorated exterior wood with caulk, filler, or another coat of paint.

It might look better temporarily, but it doesn’t address why the wood failed in the first place.

Before repairing exterior rot, we’re looking for things like:

• Where is the water actually getting in?
• Is the flashing installed correctly?
• Is water getting behind the siding or trim?
• Is the damage limited to the trim, or has it reached the sheathing or framing?
• Can the damaged section be properly repaired, or does it need replacement?

That distinction matters.

Replacing a piece of rotten trim without correcting the water intrusion can mean doing the exact same repair again a year or two later.

And with fall and winter approaching in Northern Illinois, this is the time to pay attention to soft window sills, peeling exterior paint, deteriorated door trim, staining, gaps around siding, and areas that stay wet after rain.

Your house will usually give you warning signs before a small exterior problem becomes an expensive interior one.

Thinking about installing luxury vinyl plank flooring?

Don’t judge the flooring by its overall thickness alone. One of the most important numbers to check is the wear layer, measured in mils.

A basic breakdown:

• 6–8 mil: light residential use
• 12 mil: solid for most homes
• 20 mil: better for kids, pets and heavy traffic

A thicker plank may feel more substantial, but that doesn’t automatically mean the finished surface will resist scratches and wear better. Also check whether the product has an attached pad, what type of locking system it uses, and whether the manufacturer allows installation over your existing floor.

The cheapest flooring isn’t always the cheapest project—especially if it needs to be replaced again in a few years.

🌡️ It’s HOT outside… but the real damage may be happening where you can’t see it.

With temperatures climbing into the 90s, here are a few things every homeowner should check this week:

✅ Attic Ventilation
Your attic can easily reach 140°-160°F. If you have an attic fan, make sure it’s actually running. A failed fan or poor ventilation traps heat, which can:
• Shorten the life of your shingles.
• Increase your cooling bill.
• Bake your insulation, reducing its effectiveness.
• Cause excessive heat buildup that can affect drywall and framing over time.

✅ Sweating Water Pipes
Cold water pipes in basements and crawlspaces can sweat heavily in this humidity. Over time, that constant moisture can:
• Drip onto drywall or flooring.
• Cause mold or mildew.
• Lead to wood rot.
• Create the perfect environment for pests.

If you notice condensation, insulating the pipes is usually a simple and inexpensive fix.

✅ Check Your Air Conditioner Drain
Your AC is pulling gallons of moisture out of the air every day. If the condensate drain clogs, it can overflow and cause water damage before you even notice.

✅ Look Around Windows & Doors
Hot, humid air sneaking into the house makes your AC work harder. Worn weatherstripping and failed caulk are inexpensive fixes that can improve comfort and reduce energy costs.

✅ Inspect Exterior Caulking
This heat can dry out and crack old caulk around windows, trim, and siding. Small openings let water in during the next heavy rain and can lead to expensive repairs.

✅ Test Your Sump Pump
Summer thunderstorms can dump inches of rain in a short time. Pour a bucket of water into the pit and make sure the pump turns on before you actually need it.

A few minutes of preventative maintenance today can save thousands in repairs later.

If you’re unsure whether something looks normal, feel free to post a picture in the comments. I’m happy to point you in the right direction—even if you don’t need to hire anyone.

Stay cool and stay safe! ☀️🔨

This is What Water Intrusion Looks Like in a Basement

Most homeowners think they’ll see a puddle of water on the floor when they have a basement leak.

The reality is that water intrusion often shows up long before that.

In this photo, you can see several warning signs:

✔️ White chalky residue on the block wall (efflorescence)
✔️ Dark staining on the masonry
✔️ Moisture tracking through the mortar joints
✔️ Discoloration that shows where water is entering and evaporating

What causes it?

• Poor grading around the home
• Clogged gutters
• Downspouts dumping too close to the foundation
• Foundation cracks
• Hydrostatic pressure pushing groundwater through the block wall

The good news is that catching it early is usually much cheaper than waiting until you have mold, damaged drywall, or a flooded basement.

Take a walk around your basement every few months and look closely at the walls. The signs are usually there before the major damage starts.

Have questions about something you’re seeing in your basement? Post a picture below and I’ll help identify what you’re looking at.

This is why I always tell people to stay ahead of small home issues

I’ve had a few people reach out recently after seeing my posts…

What they’re dealing with isn’t anything major —
it’s the small stuff that’s been building over time.

Things like:
• Water sitting too close to the foundation
• Attic areas that haven’t been checked in years
• Drainage not doing its job

👉 The pattern I keep seeing:

Nothing looks serious at first…

But once you start digging into it, you realize it’s been happening for a while.

That’s where it turns into a bigger repair.

Most of this is preventable if caught early.

04/16/2026

Most door rot I’ve been fixing lately isn’t from old age…

It’s from something that was either:
• Never installed
• Or done wrong from the start

👉 Flashing around the door

I’ve opened up a few of these recently where everything looked completely fine…

Until we got underneath:
• Subfloor was soft
• Framing starting to rot
• Moisture sitting there for years

And the homeowner had no idea.

👉 This is the part people miss:

It’s not the rain —
it’s where the water sits and slowly works its way in.

Most common spots I’m seeing it:
• Patio doors
• Front entry doors

Curious — has anyone ever replaced a door and found damage underneath?

I’ve been seeing this a lot lately — and most homeowners don’t even realize it’s happening

I’ve been dealing with multiple cases recently where there’s rot under doors…

Not from anything obvious — but from missing or failed flashing.

Everything looks fine from the inside.

But underneath:
• Subfloor starts to rot
• Framing gets soft
• Ants and moisture start getting in

And by the time it shows… it’s already been happening for a while.

👉 This is the part most people miss:

Water doesn’t always come straight in —
it works its way in slowly from the outside.

Especially around:
• Patio doors
• Entry doors
• Areas without proper flashing or sealing

Most of these could’ve been prevented early.

Curious — has anyone ever pulled a door or trim off and found damage underneath?

Lake County homeowners — this is happening right now

With all this rain + warmer temps…

I keep seeing the SAME problem over and over this week.

Water getting in… and homeowners have no idea until it’s too late.

Walked into a place recently that looked completely fine from the outside…

But behind it:
• Rotten wood around the door
• Wet subfloor starting to swell
• No flashing installed at all

And it started from something small.

👉 What’s causing most of it right now:
• Gutters backing up and dumping water where they shouldn’t
• Downspouts not pushing water far enough away
• Door flashing failing (this is a big one I’m seeing lately)

Quick check you can do in under a minute:
Next time it rains — walk outside.

If water is pouring over your gutters or pooling near your foundation…
you’ve got an issue starting.

Most of these are cheap fixes early.
They turn into big problems when ignored.

Curious — has anyone noticed water issues around their house this week?
