Got an old R-22 air conditioner on your building? When it fails, "just replace the condenser" usually isn't that simple.

R-22 hasn't been made or imported in the U.S. since 2020, and new systems use different refrigerants, so a new outdoor unit won't play nice with an old indoor coil.

Your real options: repair as a short-term bridge, replace the full system, or go per unit with ductless mini splits or wall units that can be phased in turn by turn.

We broke down how to decide in ten minutes: https://www.apartmentsupply.com/blog/r22-air-conditioner-replacement-apartments?utm_source=facebook&utm_medium=social&utm_campaign=blog

Plenty of Southern California apartment kitchens have a cooktop on the counter and a 24-inch gas wall oven in the cabinet next to it. When that oven quits on a turn, nobody wants to rip out cabinetry for a freestanding range. The fix is to replace it in kind, fast, without reworking the opening.

Here's what to measure and check before you order:

Most AC callbacks on rental turns aren't broken units. They're the wrong size. A 12,000 BTU unit in a 200 sq ft bedroom short-cycles and leaves the room clammy. An 8,000 BTU unit in a west-facing living room runs all afternoon and never catches up.

Sizing takes about five minutes per unit if you do it before you order:

Before comparing AC prices for a vacant unit, write down four things: the opening type and size, the voltage and breaker, the path into the unit (stairs, elevator, hallway), and how many units you need. That list is what keeps you from a second trip, the wrong sleeve, or a box sitting in the lobby.

How we'd buy AC for a turn:

Plenty of SoCal apartments were built without central heat, or with wall heaters that quit years ago. When overnight lows hit the 40s inland, the 'no heat' calls start. Units that cool in July and heat in January are cheaper to sort out now than after the first cold snap.

What to look at before winter:

LADWP is paying higher rebates on ENERGY STAR refrigerators (up to $90-$100, 15 cu. ft. and larger) and ENERGY STAR window ACs (up to $75-$125) bought through Oct. 31, 2026. A lot of it goes unclaimed in rentals because nobody knows who's allowed to file. Amounts come from LADWP's own program pages, so confirm with them before you count on a check.

24-Inch Gas Wall Ovens for Apartment Turns
A lot of Southern California apartment kitchens were built with a cooktop on the counter and a 24-inch gas wall oven in the cabinet next to it. When that oven dies on a turn, the search usually starts with used 24 inch gas wall oven or double gas wall oven 24 inch, because nobody wants to tear out cabinetry to fit a freestanding range. That instinct is right. The job is to replace in kind, fast, without reworking the opening.

Apartment Supply by Feder's Distributors has been supplying Southern California multifamily since 1967, with showrooms in North Hollywood and Van Nuys and our own in-house delivery and installation crews. Here is how we'd approach a wall oven swap so it gets done in one trip.
