You might think of storms as causing roof damage, but that's not usually the case.

The reality is that storms expose damage that already existed.

The nor'easter that comes through in October and lifts old and weakened shingles. The corroded flashing and loose roof edge that have been sitting up there since last winter. Every one of those is a lot cheaper to handle in August than in October.

We opened in 1987, and the thing we are proudest of is not a particular job. It is that families here call us back years later, and that their neighbors call because of what they saw. That is the only real measure of whether a contractor did right by a town.

Levittown went up in a few short years after the war, which means most of the neighborhood has always been on roughly the same replacement clock. It is why one street gets four or five roofs done in the same couple of summers.

The other thing about these houses is that almost none of them are still the original footprint. Dormers, second stories, and rear extensions are everywhere, and the seam where an addition meets the original roof is the single most common place we find a leak here.

Here's something that catches Valley Stream homeowners out regularly, and the mailing address gives you no clue about it. If your property sits inside the incorporated village, your roofing permit goes through the Village of Valley Stream Building Department. If you're in North Valley Stream or one of the other unincorporated areas, it goes through the Town of Hempstead instead.

Two different offices, two sets of requirements, two timelines. We file either way and we know which one your address goes through before we quote the job.

The other thing about Valley Stream is the range. You can stand on one block and see a 1920s Tudor next to a postwar ranch, and those roofs need genuinely different things. The Tudor has steep pitches and multiple gables where the labor lives in the transitions. The ranch doesn't.

Hicksville packs more into its footprint than just about any town in central Nassau, and that shows up in the roofing more than you'd expect.

Here's one most homeowners don't think about until the crew shows up: lot width. Hicksville is denser than its neighbors, which means shorter driveways, tighter side yards, and less room to put a dumpster. That's not a technical problem and it is a planning problem, and it's the difference between a job that runs on schedule and one that loses half a day sorting out where everything goes.

We figure that out during the estimate, not on the morning of the tear-off.

The other Hicksville pattern is the housing. Most of it went up in a compressed postwar stretch, so whole streets reach the end of their roof's life around the same time. If a few neighbors have replaced recently, that's real information about yours.

Here's something a lot of Commack homeowners don't know about their own property. The hamlet straddles a township line. Syosset sits in a part of Long Island where the housing tells two different stories.

There's the postwar development that filled in through the 1950s and 60s, and then there are the older properties closer to the North Shore with steeper pitches and more complicated rooflines. Those need genuinely different things from a roofer.

Here's what we see most on the postwar side: additions. Dormers, extensions, second stories added over the decades, usually by different builders at different times. Every one creates a junction where two roof planes meet, and that junction concentrates water from both. It's where most local leaks start, and it's nowhere near the middle of the roof where people look.
