Nova Southeastern University retrofitted more than 1,200 toilets across its dorms. The savings run about $220,000 a year.

Student housing is the clearest case because the use is relentless — hundreds of residents, every hour, nine months a year, and not one of them is thinking about the water bill.

No renovation, no disruption to the residence halls, no capital request. The fixtures stayed; the flush changed.

Same math applies to any building where a lot of people share a lot of bathrooms.

"Let's look at it next budget cycle" is a decision. It just doesn't look like one.

For a 300-toilet building, the recoverable cost runs about $23,600 a year — $1,967 a month, $65 a day. Those dollars leave whether or not anyone votes.

There's no capital to approve and no work inside the units, so the usual reason to wait doesn't apply here. The only thing waiting protects is the calendar.

One toilet. One day. About a 15-minute shower of water, gone — and nobody in the building notices.

An older toilet uses 3.5 gallons every flush. Retrofitted, the same toilet uses about 1. That gap is 2.5 gallons, and a toilet shared by two or three people gets flushed around 12 times a day. Roughly 31 gallons, daily, per toilet.

Across 300 toilets that's about 9,375 gallons a day — half a backyard pool.

Same bathrooms, same habits, same residents. Only the inside of the tank changes.

Flushing isn't a small line. In a 300-unit building it runs about $78,600 a year — and roughly seven of every ten dollars in that number are recoverable.

A pre-1994 toilet uses 3.5 gallons a flush. At Miami-Dade rates, that's about $262 a year per toilet. The same toilet at 1 gallon costs about $75. The difference, around $187 a year per fixture, is not a discount anyone negotiated — it's water that never had to leave the building.

Across 3,209 retrofits since 2023, Water Wise properties have averaged about $208 saved per toilet per year.

Count your fixtures. Multiply.

Nobody approved it, and it isn't a line on your water bill. But if your building still runs on its original toilets, you pay it every time someone flushes.

An older toilet uses about 3.5 gallons per flush. A current one uses 1.6. Same flush, same result, more than double the water. And you pay for all of it.

One flush is pennies. Now multiply it by every unit, every resident, every day of the year. That's the fee: money already leaving your building, month after month, with nothing to show for it.

Nothing is broken and nothing is leaking. That's why nobody catches it.

Every flush is billed twice: once for the water coming in, once for the sewer taking it away.

In a Miami-Dade apartment or condo building, that adds up to $19.03 per 1,000 gallons — $7.46 in water plus $11.57 in sewer.

Water Wise retrofits the toilets you already have so every flush uses fewer gallons. Fewer gallons, and both charges drop. Documented Florida retrofits cut the bill 24 to 37%.

Since 2023, the properties Water Wise has retrofitted have saved around $2,002,891 and 168,794,469 gallons across 3,209 toilets.

Not one resident was asked to take shorter showers. Nobody posted signs in the bathrooms. No behavior changed at all.

The hardware did the work. Same flushes, fewer gallons, a smaller bill at the end of the month.

That's the part most boards miss: saving water here isn't a campaign, it's a part swap.

Two buildings on the same street. Same number of units, same residents, same routines.

One pays 30% more for water than the other. The only difference is what's inside the tank.

Documented Florida retrofits cut 24 to 37% in dollars — Presidential Golfview 35%, Village at Dadeland 37%, East Ridge 24%. On a $100,000 bill, that's $30,000 a year that was never water in the first place.

Nobody on either board knows which building they're in until someone runs the numbers.

"If it works, why is it free?"

It isn't. We put the money in first — hardware and installation.

You pay us out of what you save. If you don't save, you don't pay.

That's not a discount. It means we only make money if the number was real.

The objection we hear most: "we can't put residents through a renovation."

There is no renovation. We work inside the existing toilet — the tank, not the building.

Installed in hours. No unit downtime. Nothing is torn out.
