🏡 SWFL REAL ESTATE MARKET UPDATE — OCTOBER 2026
If you’re thinking about buying or selling in Southwest Florida, here’s what you need to know right now.
📍 Naples: August closed sales were up about 1% year-over-year, while inventory dropped more than 16%. Median closed price was approximately $575,000, with single-family homes around $717,500.
📍 Fort Myers / Cape Coral: Single-family sales are also moving higher. In August, the median price was about $380,000 — up 2.7% year-over-year.
📉 But here’s the key: prices aren’t skyrocketing. Buyers have more negotiating power than they did during the pandemic boom, while properly priced homes are getting attention.
🏢 And condos are a completely different story. There’s still significantly more supply and more negotiating room in many condo communities.
🔥 Bottom line: SWFL is becoming a market where pricing, location and property type matter more than ever.
Sellers: price strategically — don’t chase yesterday’s market.
Buyers: there are opportunities, but the best properties still require smart negotiation.
