Before you fire up the furnace this fall, do this one cheap little thing: change your filter. 🍂

It's the most overlooked home maintenance job there is — and one of the most important. That furnace filter traps dust, dander, and debris so it doesn't clog up your system or blow around your house. When it gets dirty, everything gets worse.

Why a clogged filter is a problem:
🔥 Your furnace works harder to push air through, which drives up your heating bill
🔧 That extra strain wears out the system faster — and furnace repairs aren't cheap
🌬️ Dirty filters mean dustier air and worse airflow through the house
❄️ In a bad case, restricted airflow can cause the system to overheat and shut down — right when you need heat most

✅ The fix (5 minutes):

Find the filter slot (usually where the return duct meets the furnace)
Slide the old one out — note the size printed on the frame
Slide a fresh one in, arrow pointing toward the furnace
That's it!

🔁 How often? Check it monthly during heating season, and replace every 1–3 months (sooner if you have pets or allergies).

💡 Pro tip: buy a few filters at once so you always have one on hand — you're way more likely to actually swap it.

🛠️ If your furnace is short-cycling, blowing weak air, or making new noises as you start it up this season, don't wait on it — happy to take a look before the cold really sets in.

That thin line of caulk around your tub, shower, and windows? It's doing a bigger job than you'd think — and when it fails, water damage follows. 💧

Caulk is your home's seal against water getting where it shouldn't. Over time it cracks, shrinks, peels, or turns moldy — and once there's a gap, water sneaks behind your walls, floors, and window frames, where it quietly causes rot and mold you won't see until it's a big problem.

🚩 Time to re-caulk if you see:

Cracked, crumbling, or peeling caulk lines
Gaps where the caulk has pulled away from the tub, tile, or window
Black or pink mold/mildew staining the caulk
Soft spots or discoloration on the wall or floor near a tub or window

Where it matters most:
🛁 Around tubs and showers — where water hits daily
🚰 Around sinks and backsplashes
🪟 Around windows, inside and out — a big source of drafts AND leaks

✅ The good news: fresh caulk is one of the cheapest, highest-payoff maintenance jobs there is. A few dollars of caulk now can save you from a major water-damage repair later.

🛠️ Re-caulking a tub or a few windows the right way — old caulk fully removed, surface cleaned, clean new bead — is a quick job for us if you'd rather not fuss with it.

Here's a two-minute chore that can add years to your refrigerator's life — and almost nobody does it. 🧊

Your fridge has condenser coils (usually on the back or behind a grille at the bottom front) that release heat as the fridge runs. Over time they get coated in dust, pet hair, and grime — and when they're dirty, your fridge has to work a lot harder to stay cold. That means higher energy bills and a compressor that wears out years sooner.

In summer especially, a fridge with dirty coils really struggles to keep up with the heat. 🥵

✅ How to clean them (about 10 minutes, twice a year):

Unplug the fridge
Find the coils — behind a kick-plate grille at the bottom front, or on the back
Vacuum off the dust with a brush attachment; a coil brush gets the deep stuff
Wipe up what falls, plug it back in — done!

🐾 Got pets? Do this a few times a year — pet hair clogs coils fast.

🛠️ If your fridge is running warm, cycling constantly, or the motor feels hot even after cleaning the coils, something else may be going on — happy to take a look.

Quick question: when's the last time you cleaned your dishwasher filter? 🍽️

If your answer is "my dishwasher has a what?" — you're not alone. Most people have no idea it's there, and it's the #1 reason dishes come out gritty, spotty, or smelly.

Here's the deal: your dishwasher has a filter at the bottom that catches all the food gunk so it doesn't recirculate onto your dishes. Over time it clogs up — and a clogged filter means dirty dishes, funky smells, and a machine that has to work way harder.

✅ How to clean it (takes 5 minutes):

Pull out the bottom rack
Find the filter — usually a round, twist-lock piece in the bottom center
Twist to unlock and lift it out
Rinse it under warm water, use an old toothbrush on the stubborn bits
Twist it back into place — done!

🔁 Do this once a month and your dishwasher will clean better, smell better, and last longer.

🛠️ And if your dishwasher isn't draining, leaking, or just not cleaning like it used to even after a filter cleaning, that could be a clog or a part on its way out — happy to take a look.

That outdoor faucet you use all summer? It's worth a quick look — because a small leak now can turn into a big problem later. 💧

Your outdoor faucet (the "hose bib" or spigot) takes a beating — sun, freezing winters, and constant use. Here's what to watch for:

🚩 Warning signs of a problem:

Water dripping from the spigot even when it's fully closed
A leak or spray from the handle when the water's running
Water pooling at the base or — worse — signs of moisture on the wall inside near where the faucet comes through
A handle that's hard to turn or feels loose

Why it matters: a leaking hose bib doesn't just waste water and run up your bill. If water is getting back into the wall, it can cause hidden damage and mold you won't see until it's a much bigger repair.

❄️ And looking ahead: a cracked or leaking outdoor faucet is exactly what bursts when the first hard freeze hits. Catching it now — while it's warm and easy to fix — beats dealing with a flooded wall come winter.

✅ Easy end-of-season reminder: before the first freeze, disconnect and drain your garden hoses, and shut off the interior valve to any outdoor faucets if you have one. (We'll remind you again when the time comes! 🍂)
