There’s an important step in a paving job most people never see: fine grading. Before the asphalt goes down, the base is shaped to the right elevation and slope so water drains properly and the new pavement has reliable support. Once the asphalt is installed, correcting the grade gets far more difficult, so it’s worth getting right the first time.

Rainy season typically starts settling into the Bay Area by late October. 🌧️

That doesn’t mean pavement work comes to a stop. Many asphalt repairs, paving, and striping projects can still move forward during the cooler months when conditions are dry. Sealcoating is more weather-sensitive, so temperature, moisture, and the forecast all play an important role in scheduling.

A smooth finish starts with the work underneath.

At this Castro Valley property, deteriorated pavement and surface tree roots had to be removed before the area could be rebuilt properly.

The project included:
• Removal of 4,760 SF of damaged pavement
• New compacted aggregate base
• 140 LF of reinforced concrete valley gutter
• A reinforced concrete slab at the carport
• 4 inches of new asphalt across 4,340 SF
• Two coats of sealcoat

The finished surface may be what you notice first, but the preparation and foundation are what help it perform for years to come.

Clear striping, properly marked access aisles, appropriate signage, and well-planned paths of travel help make commercial properties safer and easier to navigate for everyone.

One detail that's easy to overlook: accessibility isn't limited to the parking stall. It includes the entire route from the parking space to the entrance: curb ramps, walkways, and any cracked or uneven surfaces along the way.

A parking lot can have fresh paint and still have a barrier between the vehicle and the front door.

If your property's ADA markings or accessibility features are faded, damaged, or due for review, it's worth walking the route from start to finish. We're happy to talk it through if questions come up.

At 5751 Arnold Road in Dublin, RV Stich brought us in to install a 1.5 inch asphalt overlay across 50,270 square feet of pavement ‼️

The process:
- Applied SS-1h tack oil to prepare the existing surface for paving
- Placed and compacted a 1.5 inch layer of hot-mix asphalt across the full 50,270-square-foot area
- Completed the entire project in two workdays đź‘Ź

An asphalt overlay renews the driving surface without requiring a complete tear-out, helping extend the pavement’s service life when existing conditions make an overlay the right solution. ✅

A simple routine can help your parking lot last longer:

• Check the pavement regularly
• Seal cracks before water gets in
• Repair potholes right away
• Sealcoat every 3–5 years
• Refresh faded striping as needed

We’re grateful to receive these kind words from EJ Jansen-Adan.

Our team has had the opportunity to support EJ’s company on several asphalt projects. That includes a large sinkhole and pothole repair, along with a complete parking lot sealcoat and restriping.

Every project comes with its own challenges. For this work, that meant finding a solution that fit the budget and scheduling work on weekends to minimize disruptions for tenants and parkers.
