LED strip in a kid’s room kept flashing on and off. Opened the access panel and found the power adapter had gone bad, not the strip itself. Swapped it out and the light’s steady now.

Snowbird season is almost here in Central Florida. A lot of properties are turning over right now, one tenant moving out, a winter resident moving in a few weeks later.

Keeping up with a property is about catching the small stuff before it turns into a bigger repair.

Gutters are one of the most common ones people let go too long. Clogged gutters send water somewhere it shouldn’t go.

Smoke alarm batteries are another. If yours has been chirping, that’s your sign. We’ve been swapping a lot of these out on rental units lately.

AC filters too. A dirty filter makes the unit work harder. While we’re there we vacuum out the condensate drain line as well, especially after a summer this hot, that line gets clogged more than people think.

Mantener una propiedad es sobre todo detectar los detalles pequeños antes de que se conviertan en una reparación más grande.

Las canaletas son una de las cosas que la gente deja pasar por mucho tiempo. Cuando se tapan, el agua termina donde no debe.

Las baterías de los detectores de humo son otra cosa que se olvida. Si el suyo ha estado sonando, esa es la señal. Hemos estado cambiando muchas de estas en propiedades de alquiler últimamente.

Los filtros del aire acondicionado también. Un filtro sucio hace que la unidad trabaje más duro. Mientras estamos ahí, también limpiamos la línea de drenaje del condensado, sobre todo después de un verano tan caluroso, esa línea se tapa más de lo que la gente piensa.

Gutters like this are exactly why storm season isn’t done with us yet. Leaves, sticks, even saplings taking root in there. Water has nowhere to go when it backs up like this, and that’s how you end up with damage you didn’t expect.

Heads up for anyone with a rental or home in Central Florida.

Clocks go back Nov 1. Good time to check smoke detector batteries, outside lights and door locks before it gets dark that much earlier.

Been getting a lot of calls lately for beeping smoke alarms on short term rentals. Dead battery goes off in the middle of the night and the guest ends up calling annoyed. Easy fix if you catch it early, before it turns into a bad review.
