Solid vs. Engineered Hardwood — which should you choose? 🪵

This is one of the most common questions homeowners ask, and the answer is not “engineered is cheap” or “solid is always better.” It depends on your home + where it’s going.

This article breaks it down in plain English:
✅ how each one is built
✅ where each one performs best (including concrete slabs / radiant heat / humidity)
✅ cost + installation differences
✅ what really matters for long-term life (including refinishing)

What’s Under Your Carpet?
You’d be surprised how many homes are hiding beautiful original hardwood floors under old carpet or laminate.
Over the years we’ve uncovered oak, maple, VG fir, even redwood floors that hadn’t seen daylight in decades — floors that were still solid and just waiting for a second life.
At Cal Floors, we don’t just install floors — we uncover stories. And honestly, the look on a homeowner’s face when they see what’s been hiding underneath? That never gets old.
If you’re thinking about pulling up old carpet this year, here’s a thought: Before you replace it, take a peek underneath. You might already own a floor worth saving.

Hardwood vs LVP vs Laminate?

We get asked this all the time, so here’s the honest breakdown.

Kids & pets-Got spills, toys, and big dogs running around? LVP usually handles claws, water bowls, and accidents better than people expect. If you love a classic look and don’t mind a few scratches along the way, hardwood brings warmth and can be sanded and refinished down the road.

Rentals Most landlords do really well with LVP — it’s tough, easier to clean between tenants, and more forgiving when people aren’t gentle. Laminate can work in lower-wear rentals on a tighter budget, but it doesn’t love moisture or repeated water issues.

Kitchens - Kitchens mean water, dropped pans, and lots of foot traffic. LVP usually wins here because it’s more water-resistant and less fussy. Hardwood looks amazing in kitchens, but it needs quicker cleanup and a little extra care to stay happy.

Upstairs vs downstairs - Upstairs bedrooms and hallways: honestly, all three can work. It usually comes down to sound, budget, and look. Good underlayment makes a big difference. Downstairs or over concrete: LVP often does best when moisture is a concern — as long as the prep and leveling are done right.

Quick cheat sheet:
Busy family, dogs, spills → LVP is usually the most practical and stress-free
Want resale value and a timeless look → Hardwood is hard to beat
Tight budget, upgrading from carpet → Laminate can be a solid step up if moisture is controlled

If you’re still stuck, tell me: kids or no kids, pets, which rooms, and a rough budget. I’ll give you a straight answer on what I’d put in your situation.

Not Every Hardwood Floor Is a Refinish Job — and That’s OK
One thing homeowners don’t always realize: a good refinishing job starts before the sanding ever begins. Knowing when to move forward — and when to pause — makes all the difference in how a floor turns out.
That’s why we take time to actually evaluate a floor before recommending refinishing. It helps avoid surprises, protects the wood, and leads to better long-term results.
If you’re wondering whether your floors are a good candidate, photos usually tell us a lot.

Floor care myths are expensive.
A few “tips” that get shared online all the time can actually ruin your floors, void your warranty, and force you into a replacement years before you should need it.

Here are 3 common myths to watch out for:

“Steam mops work great on all hard floors.”
On many hardwood, laminate, and some LVP floors, the heat and moisture can cause cupping, swelling, and edge damage over time. Warranties for wood and laminate often exclude steam cleaning for exactly this reason.

“Vinegar is a safe, natural cleaner for any floor.”
Vinegar is acidic. Used regularly, it can dull many factory finishes and slowly break down protective layers on hardwood and laminate, especially when not heavily diluted.

“Waterproof floors don’t care about leaks.”
Many LVP floors resist surface spills, but standing water can still seep into edges, walls, and subfloors, leading to mold, odor, or buckling at transitions and baseboards.

If you want to protect what you already have, I put together a simple one-page Care Guide that covers hardwood (solid and engineered), LVP, and laminate.

Comment “CARE GUIDE” or send a message with what type of flooring you have (or a quick photo if you’re not sure), and I’ll send you the guide and answer any questions about your specific floors.

What Most People Get Wrong About Refinishing Hardwood Floors!
Quick PSA from a flooring contractor who’s been doing this in the Bay Area since the 1980s 👇
Most people think refinishing is about making floors shiny again
It’s actually about:
✔️ Fixing weak and soft spots
✔️ Re-leveling damaged areas
✔️ Correcting old patch jobs
✔️ Sealing against future moisture damage
The finish is just the final step.
That’s why some refinish jobs last 3–5 years…
and others last 20+ years.
It’s not the shine —
it’s what’s done before the finish goes on.
If your floors are wearing out faster than they should, there’s usually a reason — and it’s almost always underneath the surface.
