"While you're at it..." — the five most expensive words in a remodel.
A change order is simple: any change to the work after the contract is signed gets written down, priced, and signed by both sides BEFORE the extra work starts. No surprises at the final invoice.
The three reasons changes happen:
1. You change your mind — a different tile, an added shower niche
2. Hidden conditions — soft subfloor, moisture, cracks hiding under the old floor
3. Vague scope at the start — the expensive one, and the most avoidable
In California, changes to a home improvement contract have to be in writing. A contractor who writes up changes promptly isn't padding the bill — they're protecting you both.
That's why our estimates are itemized in writing up front: fewer changes later, and the ones that do come are explained and priced before the work starts.
