One of the most common assumptions I hear from homeowners is, “We’ll need to add on.”

But more often than not, you don’t need more square footage, you need to make smarter use of the square footage you already have.

Start by thinking through your priorities and how your family actually lives. Could that unused dining room become a home office? Could removing a wall bring a formal living room into your open kitchen and family room? Could space borrowed from a neighboring room finally give you the pantry you’ve always wanted?

Before assuming bigger is better, take a fresh look at what you already have.
A smart renovation isn’t always about adding space. Sometimes it’s about using the space you have more intelligently.

Renovations come with hundreds of decisions, and when you’re excited to get started, making those decisions can start to feel like making progress.
But the real goal isn’t just to make decisions, it’s to make the right decisions, in the right order, for the right reasons.
Before you pick finishes or move a single wall, take a step back. How do you actually live? What isn’t working right now? What matters most to your family? And what small details will make your home function better every day?
A little more thought upfront can save you a lot of expensive second-guessing later.
Plan thoughtfully. Decide confidently. Then build.

When is a renovation actually done? It's not the day construction ends, it's when you're fully moved in and every last detail is finished the way it should be.

There are always a few "can we just..." requests along the way, and I handle those too. You also leave with a completed Legend documenting every material, paint color and finish, plus a maintenance log with the contacts and schedules you'll need down the road.

From the first plan to the final detail, my job as your residential owner's representative is making sure your home isn't just finished, it's finished right. 🏡

Your dream home should be functional, proportional, beautiful, and thoughtfully designed. But then you actually have to build it. What's the point of a great design if the house is poorly built?

Nor-Son Custom Builders built this beautiful home in Minnesota, where "cold" is an understatement. We got the green light in October, just squeaking in before the ground froze, so the family could move in by summer. Here's how they pulled it off:

They poured the perimeter beam and set the "walls" for the below-grade foundation, then covered the ground with concrete curing blankets while everything cured and the plumbing/electrical got done. Notice the engineered floor trusses: they open up more room for insulation, plumbing, heating, and electrical. They framed the windows but left the plywood in place to block the elements (an extra step a lot of builders skip). And that yellow layer over the Tyvek? That's Slicker Rainscreen. It lets the siding breathe, extends its life, and keeps moisture from getting trapped.

Not every builder goes the extra mile. Nor-Son did, and it shows.

A Project Director, your custom home consultant and construction consultant, can help you find the right builder and ask the right questions so your house gets done right.

Step 4 of the process: ex*****on. By now the plan, budget, team and materials are all set, so this is where everything starts coming together, and it's where a residential owner's representative and construction consultant really earns their keep.

I manage the schedule and keep the whole team on track, and when something inevitably goes sideways, I'm the one who gets the call. I bring you the solution and the cost together, never one without the other. Some clients want weekly check-ins, others just want to hear from me when it's time to move in. Either way, I follow your lead.

My job isn't done when construction ends, either. I stay involved until the art is hung, the shelves are styled, and even the dishes are put away. That's what ex*****on really looks like. 🤗

If you're planning a full scale renovation for the spring, now is the time to start planning.

On Nantucket, there's a local joke that giving directions basically means saying "look for the third gray and white house on the left," because so many homes share that exact same color scheme.

It's part of what makes the island so charming, that consistency creates a distinct, cohesive feel you don't find everywhere. But it also raises a fair question: at what point does uniformity start to limit individual style?

I love Nantucket's look. I just think there's room for a little more personal expression alongside all that consistency. 🏡

We rented an Airbnb this weekend for a family trip, and it turned into a walking tour of renovation red flags. The house is listed for $2 million, which made it even more interesting.

Some of what stood out: a discount vanity installed without a proper double sink, held together with mismatched trim. Grout that was already breaking down. Rough, unfinished shelf edges. Cabinets that clearly weren't installed level. On the design side, way too many trends layered into one small space: high gloss black paint, a loud backsplash and exposed pipe shelving all fighting for attention. And the AC was never balanced between rooms, so the living areas felt like a freezer while the bedrooms stayed warm all night.

A high price tag doesn't erase bad decisions, it just makes them easier to spot if you know what you're looking at.

People are often surprised to learn how much of my job happens before construction even starts, including building the team.

While we're finalizing scope, budget and selections, I'm also interviewing and vetting the professionals your project actually needs: architects, contractors, landscape architects, AV experts. Some clients already have a builder or architect they love, so I build the rest of the roster around that relationship instead of starting from scratch.

Every team ends up looking different, because every client has different priorities. Time, quality, cost - you really can only pick two, and whichever two matter most to you determines exactly who we bring on board.

A rental doesn't have to look and feel like a rental.

You can't repaint every wall or swap out the countertops, but you can absolutely change how a space works and feels, through layout, lighting, textiles and smart storage. Those are the details that turn a temporary space into somewhere you actually enjoy living.

I've helped my own kids furnish first apartments, friends' kids, clients' kids, and even clients who needed a place to land during a renovation. Whether you're furnishing a new apartment, improving the layout, or making a rental feel like home, I have a program designed specifically for smaller projects. 🏠

Is a second primary bathroom a luxury? Sure. Is it also one of the most practical upgrades a couple can make? Also yes.

No more waiting on each other before work. No more compromising on style because one of you wants minimal and the other wants more personality. No more sharing a space that never quite feels like your own.
