🎃 COMMENT FALL and I’ll send you my curated Fall + Halloween décor finds!

The secret to elevated Halloween decor? Curate, don’t overbuy.

Before I add anything new, I always shop my own home first. I pull out the pieces I’ve collected and loved over the years, style them in a fresh way, and then look for a few special finds that elevate everything around them.

Creating a beautiful seasonal home isn’t about starting over every year. It’s mixing old favorites with intentional new pieces that feel collected, personal and uniquely yours.

And if you’re looking for a few new pieces this season, I’ve already done some of the hunting for you. 👻 I curated some of my favorite Fall + Halloween finds on Amazon so you can easily find those finishing touches.

This fall mantel cost me $0 to style. I simply shopped my own home.

You saw some of this coming together in my Stories, and this year I wanted my fall mantel to feel layered, collected, and full of personality. Think Modern Heritage style, mixing timeless pieces, rich colors, patterns, textures, and things you’ve collected over time.

I started pulling pieces I already owned, burnt orange accents, dramatic peacock feathers, and my blue and white Royal Copenhagen. Then I just kept layering, moving things around, and filling it in until I was happy with the way it looked.

No new decor. No big fall shopping haul. Zero dollars spent.

Sometimes the best way to refresh your home for a new season is to look at what you already own differently. Shop another room, mix your collections, bring unexpected colors together, and keep layering until it feels like YOU.

As a Phoenix Realtor and home design creator, I love sharing budget friendly ways to make your home feel beautiful and intentional for every season.

Save this $0 fall mantel for your fall decorating inspiration and follow Lisa Herland for fall home decor, Modern Heritage style, DIY home inspiration, seasonal decorating ideas, and creative ways to redesign what you already own.

Comment CLOSET and I’ll send you my free 30-Day Declutter Challenge.

This closet had been mocking me since day one of the 30 Day Declutter Challenge. Ten items a day, donate it, sell it, or toss it, and somehow this closet was always tomorrow’s problem.

Oh my gosh, you guys. I could not wrap my head around how much stuff was squeezed into that itty-bitty space. Everything got dragged out and put on display like a chaotic art exhibition while I tried to sort through it all.

Can you believe it? I gave away seven items, tossed out ninety small things, including a toilet paper roll I had apparently been saving for absolutely no reason, and kept only what I actually needed.

Then I cleared it all the way out to start fresh and found the biggest dust bunny known to man lurking in the corner. Yikes.

Floors first, then the wire rack got its shine on, then I scrubbed and polished every bin before it went back in.

The toss and donate pile included a juicer that had been gathering dust for years. Fingers crossed someone else finds it juicier than I did.

It went from cluttered and dusty to organizational bliss, and the cherry on top, it only took 20 minutes.

Swipe through to see it go from “closet I keep putting off” to perfectly organized.

If you have a closet like slide one, comment CLOSET and I’ll send you the free challenge to get started.

Comment RESELL and I’ll send you the whole story.

I sold $6,000 of things from my own home in about 90 days, mostly my mom’s antique reproduction dolls, doll accessories, and the antiques she spent a lifetime collecting.

Letting go of her things was the hardest part of this whole challenge, and also where I found the most unexpected proof that decluttering pays off, literally.

Some of it sold. Some of it I gave away. All of it taught me something about starting fresh.

Want the whole story, what sold, and how it ties into buying a home of your own? Comment RESELL and I’ll send you the link

Comment HOME and I’ll send you my search and home value tools.

I opened my junk drawer this week thinking it would take ten minutes. Ninety minutes and 130 items later, it didn’t just look better, it changed how I thought about the whole house.

Decluttering doesn’t have to mean tackling everything at once. It can start anywhere: a junk drawer, a pantry shelf, a curio cabinet you haven’t touched in years, a closet full of clothes you keep moving instead of letting go.

That’s the heart of my 30 Day Declutter Challenge. Every item gets one of three choices: donate it, toss it, or sell it. Nothing sits in limbo.

Whether you’re craving a lighter home or getting ready to list, decluttering room by room is the simplest way there. And if you’re selling, buyers notice it. A clear counter, an empty drawer, a closet with room to breathe, it all adds up to a home that feels ready.

Start small. Pick one space today.

Comment HOME and I’ll send you everything you need to start your home search. 🏡

If you’ve never spent a day in the Coronado Historic District, let me show you why I love calling this neighborhood home.

It’s the colorful murals, local artists, The Hive on 16th, porch concerts, WayneFest, Little Free Libraries, coffee shops, and neighbors who make this community so special.

This isn’t just where I sell homes. It’s where I live. It’s where Steve and I walk our dog. It’s where our family’s food truck, Coronado Smokehaus, calls home and pulls up for First Fridays.

While Coronado is home, I’ve been helping buyers and sellers throughout the Phoenix Metro for more than 16 years. From historic homes to new construction, I proudly serve Phoenix, the East Valley, and the West Valley.

Not in Arizona? I can still help. If you’re buying or selling in another state, I’ll connect you with a trusted real estate professional in your area.

Comment “DECLUTTER” and I’ll send you my FREE 30 Day Declutter Challenge Guide! ✨

Okay, real talk… today I stood in my closet and thought, how did I end up with all of this? 😅

So I decided to do something about it.

I spent some time going through everything and ended up pulling 27 shirts and pairs of pants to donate to a local women’s shelter. Some were expensive. Some were inexpensive. And some… well, I honestly forgot I even owned them.

And you know what? The second I cleared that space, my whole closet felt lighter. Brighter. Easier to breathe in.

That moment is exactly why I created my 30 Day Declutter Challenge. I wanted something simple, doable, and actually motivating. The idea is easy: remove 10 items a day for 30 days. Donate them, sell them, or toss them. That’s it.

But here’s the magic… it’s not just about getting rid of stuff. It’s about creating a home that feels calm, open, and a little more like you again.

Donating is always my favorite part because it turns something that’s been sitting unused into something meaningful for someone else. It’s such a good reminder that letting go can actually give back.

I’m just getting started, and I’d love for you to join me! I’ll be sharing what I’m clearing out in my Stories, and I promise—it’s way more fun when we do it together.

If your home has been feeling a little heavy lately, this is your sign to lighten it up and make it feel brighter, one small step at a time.

Comment “desk” and I will send you every single thing on it. 🤍

Sixteen years in real estate. This is the first desk I have ever had.

I have sold homes out of my car. Out of my kitchen. Off a laptop balanced on my knees in a parking lot between showings, with a coffee going cold in the cup holder. That is just how this business works for a lot of us. You are always out, so you never get an office, so you never get a desk.

And then I moved over to Brokers Hub Realty, and they gave me one. My own desk. My own space.

Now, the desk itself is brown. Standard issue, perfectly fine, about as exciting as a filing cabinet. So I brought in my own.

Beige matte with gold accents, because there has never been a version of me that does not reach for gold. Acrylic phone holder and acrylic storage, so everything stays clear and nothing reads as clutter. Notepads and pens in a neutral palette that actually make me want to pick them up.

Neutral, modern, warm. It is me. It just took sixteen years to have a surface to put it on.

Turns out being a realtor with a designer’s eye applies to my own workspace too. Who knew.

Comment “declutter” and I will send you the free checklist. Let’s clear some space together.

Sixteen years of walking through other people’s homes, and it turns out mine needed the most attention. I am starting a 30 Day Declutter Challenge, and I would love for you to do it with me.

Here is the whole thing. Ten items a day, every day, for thirty days. You donate it, you sell it, or you toss it. That is it. No themes, no perfection, just steady progress.

I have moved three times in the last few years, cleared out three full storage units, and I am still working through my mom’s belongings after she passed. I have a lot to let go of, and honestly, doing it out loud with all of you is the only way I am going to finish.

It is not just a decor thing either. If you are getting ready to sell, decluttering is one of the simplest ways to help buyers picture themselves in your space.
