Making the Most of Your Existing Space!

After completing previous renovations for this customer, they reached out to us again when they needed an additional bedroom.

We were able to make use of their existing garage space to create a new bedroom with a closet. We also replaced the exterior service door and garage window, all while keeping the overhead garage door in place.

The customer will be handling the painting themselves, but we wanted to share the transformation so far.

Check out the photos to see how this space came together!

More space without expanding the home’s footprint!

For this project, we constructed an additional bedroom over the existing rear porch, adding valuable living space while making great use of the home’s existing structure.

Check out the before and after photos of the rear elevation and the new finished space.

Check out the before and after photos of this project we recently completed!

This bay window was causing water intrusion issues. We removed the existing bay window, blocked in the opening and installed a new window. We also rebuilt the side gable wall, which had termite damage, then finished everything with new stucco to blend with the existing exterior and fresh paint.

Quite a difference from where it started!

A look back at a home we completed for our clients a few months ago!

This home is a modified Gregory model, featuring 4 bedrooms, 2 bathrooms, with a Country elevation option.

One of the things we love about building custom homes is seeing how each homeowner makes a plan their own through their selections and finishes.

Our plans can also be customized to fit your needs, style, and property.

Not every remodel has to be a major transformation to make a big difference.
For this kitchen, removing the existing drop ceilings opened up the space and relocating recessed can lighting made it feel brighter and more inviting.
Sometimes a few targeted changes are all it takes to completely change how a room feels.
The homeowners will be handling the painting from here, but we love the difference already.

Are you comparing prices or are you comparing what's included?

When comparing custom home builders, the lowest price on paper doesn't always mean the lowest price in the end.

At GCLS Contracting, our goal is to be as thorough as possible with pricing from the beginning. When you ask for certain features or options, we include them in our proposal rather than leaving them out just to present a lower initial price.

We also try to account for costs that we know are part of building your home, so you aren't surprised later by charges for things you assumed were already included.

Some items, such as lighting and appliances, are handled as allowances. If you already know you'd like to spend more in those areas, we can increase those allowances upfront so your contract better reflects your plans.

Changes and additional costs can still occur during a custom build due to homeowner-requested changes, upgrades, allowance overages or unforeseen conditions. Our goal is to be thorough upfront so that, whenever possible, changes are the result of choices made during construction, not items you expected to be included in the original price.

So when you're comparing proposals from different builders, don't just compare the number at the bottom.

Compare what's actually included.
