THINKING OF BUILDING IN 2027?
Build With Someone Who COMMUNICATES.

You’re excited about building a home. You also want to understand what you’re getting into—especially when it comes to your money and your time.

Some of the questions we hear most often:

How do we get started?
What does the process look like?
How do allowances and budgets work?
What happens if we want to make a change?
How long will the project take?
What materials do we need to choose—and when?

These are important questions. The answers help you plan your finances, organize your life, and make decisions with confidence.

That’s why communication matters from the very first conversation.

M Bell shared:

“Clear communication and they always did what they said, from schedule to how the job was going to go.”

Knowing what to expect makes a difference. So does being kept informed as the work moves forward.

Sandi described those updates in detail:

“I got so used to him notifying me of supply shipments and arrival times, letting us know when they arrived (on time), telling me what was expected that day, notifying me when he or the crew was leaving, what was accomplished that day, and when and what to expect the next workday that my expectations have been set annoyingly high.”

We’ll gladly take that kind of “annoying.” 😊

Peter Dodd shared:

“Communication was great throughout the project, and quality of work was excellent. There were no surprise charges, no short-cuts and no delays and we are very pleased with the completed work.”

For us, good communication means helping you understand:

What’s included in your project.
What an allowance covers—and how your selections affect the budget.
How a requested change would affect cost and timing before you decide to move forward.
Which selections are needed next, and when.
How the schedule is progressing—and what it means for you if something changes.

Because “How much?” and “How long?” affect real plans.

The financing you’re arranging.
The move you’re coordinating.
The time you’re taking off work.
The decisions you want to get right.

You deserve clear explanations and room to ask questions. Our job is to help you understand the choices in front of you and keep you informed along the way.

If a custom home is part of your plans for 2027, this is a good season to begin the conversation.

You don’t need to have every detail figured out before you call. “How do we get started?” is a perfectly good place to begin.

“A contractor who delivers exactly what they promise.”

These words from Carissa at Hero's Rest mean a great deal to our Legacy Mountain Builders team. We’re grateful for the trust placed in us to complete improvements to their welcome center and bathhouse in Dora—and excited about the purpose these spaces will serve.

Hero’s Rest is developing a retreat where first responders and their families can step away from the demands of service, spend time in nature, and reconnect with one another. Their vision includes gifted stays for law enforcement, firefighters, EMS personnel, and active-duty military and veterans, with opportunities to enjoy camping, fishing, and canoeing or kayaking.

For the people who answer the call when others need help, having a place to rest matters. So does time with the families who share in the sacrifices of that service.

That’s why we’d love for our friends and neighbors to get to know Hero’s Rest—and consider helping bring this vision to life. You can contribute financially, volunteer your time and skills, ask about needed items, pray for their team and guests, or introduce their mission to someone who might want to help.

❤️ Explore their plans and ways to get involved by visiting Hero's Rest online.

Thank you, Carissa and the Hero’s Rest team, for your kind recommendation and the opportunity to be part of this project. We are excited for all the beautiful ways these buildings will bless the heroes who work so hard to serve our communities—and the families who stand beside them.

THINKING ABOUT BUILDING IN 2027?

Build With Someone You Can TRUST.

When you choose a builder, you’re trusting them with much more than a set of plans.

Your investment.
Your property.
Months of decisions.
And a place your family may have been dreaming about for years.

You want to know: Will they communicate with me? Will they follow through? Will they care about the details that matter to us?

Those are fair questions. And the experiences of past clients can tell you a lot.

Lauren Bower, , shared this after working with Legacy Mountain Builders:

“We have worked with many contractors ranging from the cheapest to most expensive and have been burned in some way, every time. Not the case with Josh.”

For Melissa Miller, that confidence comes from working together on multiple projects:

“Both my husband and I are extremely happy with Josh at Legacy Mountain Builders. He is very professional and personable. We have had him do several projects for us large and small and have always been happy with his work. Would highly recommend him.”

Aimee LaMarca shared this after Legacy Mountain Builders restored her family’s old barn:

“Our project was completed on time, on budget and exceeded my expectations. My eldest daughter had her dream wedding in the barn in October of 2024. The compliments received made this project worth every penny.”

Aimee also shared why she continues to choose us:

“Josh is always my first choice when needing a project completed or recommending a contractor and we will continue to utilize his services for all of our projects in the future.”

For us, those are some of the strongest measures of trust:

A client who calls again.
A client who recommends us to someone they care about.
A client who trusts us with the next project.
A client who can look back on the experience—not just the finished work—and say they would choose us again.

That confidence is something we work to earn, from the first conversation through the final details.

Because a beautiful finished project matters.
But so does trusting the people who helped you get there.

If a custom home is part of your plans for 2027—or you’re considering a remodel or major property project—this is a good season to begin the conversation.

We’d be honored to hear what you’re planning, answer your questions, and help you feel confident about your next steps.

✨ The Ozark Vista Reveal | The Function Behind the Beauty

For the past several weeks, we’ve shown you the rooms, finishes and details that give Ozark Vista its personality.

But some of the most important parts of a performance home are the ones you barely notice at all.

They are working quietly behind the walls, above the ceilings and in the background every day — helping the home stay comfortable, bring in fresh air, and use energy thoughtfully.

And in a season when nearly every household expense seems to matter more, reducing the amount of energy a home needs to stay comfortable can make a meaningful difference over time.

Inside the home, it begins with the building envelope.

Ozark Vista was built with approximately R-20 insulation at the floor, R-43 in the walls and R-60 at the ceiling, along with exterior insulation, careful air sealing and attention to reducing thermal bridging.

Those numbers matter because insulation is not simply about keeping a house warm. A well-insulated, carefully sealed envelope slows the movement of heat in both directions — helping the home hold onto the heating and cooling already paid for instead of constantly asking the HVAC system to replace what has been lost.

The windows are part of that same strategy.

Ozark Vista uses Alpen Tyrol Edge triple-pane tilt-turn windows. In the triple-pane tilt-turn configuration, Tyrol Edge windows are rated around R-6.3 whole-window performance, significantly higher than the roughly R-3 to R-4.5 range DOE describes for many high-performance double-pane residential windows.

That means the homeowners can still have large windows, abundant natural light and wide Ozarks views without giving up nearly as much comfort through the glass.

Then there is the air you breathe.

Because a performance home is intentionally built tighter, fresh-air ventilation becomes especially important. Ozark Vista uses a Brink Flair 400 ERV to continuously bring in fresh outdoor air while exhausting stale indoor air.

The system also recovers much of the energy from the outgoing air before it leaves the house. Under Passive House testing, the Flair 400 achieved an effective heat-recovery rate of about 89%.

In practical terms, the homeowners get a steady supply of fresh air without simply sending all of the energy used to heat or cool the home straight outside.

Heating and cooling follow the same philosophy.

Ozark Vista uses Mitsubishi Electric ductless heat pumps with inverter-driven technology. Rather than repeatedly turning fully on and off, the systems can adjust output to match the actual heating or cooling demand of the space, helping maintain a steadier temperature while using only the energy needed at that moment.

Inside, discreet ceiling cassettes deliver heating and cooling directly into individual spaces, supporting room-by-room comfort without traditional ductwork running throughout the home.

Because the system is zoned, individual areas can also be controlled separately. Rooms that need more conditioning can receive it, while less-used spaces can be set back instead of heating or cooling the entire house exactly the same way all day. Mitsubishi specifically notes that this kind of zoning can reduce unnecessary energy use and help homeowners better control utility costs.

That is where performance building becomes very practical.

Better insulation. Better windows. Fresh-air ventilation with heat recovery. Heating and cooling that responds to the actual spaces being used.

Each decision helps the next system work a little less hard.
And then there is the garage.

The garage is separate from the home's performance-rated envelope, but the homeowners still chose to make it exceptionally functional and comfortable.

At 1,152 square feet, it includes three vehicle bays plus two additional rooms.

One is a roughly 10' x 12' exercise room with a window and its own Mitsubishi mini-split head, allowing it to stay comfortable year-round.

The second is approximately 10' x 10' of dedicated storage, giving seasonal items, equipment and household overflow a place of their own.

The garage itself is insulated, heated and cooled, and finished with sheetrock, trim, interior doors and paint.

The C.H.I. insulated garage doors are approximately R-10, adding another layer of thermal resistance to a space designed to be useful in more than one season.

It is still a garage — but one designed to work much harder for the homeowners.

And that really is the story behind Ozark Vista.

The beautiful rooms matter.

But so do the R-values you never see. The fresh air moving quietly through the house. The windows protecting the comfort inside. The heating and cooling adjusting to the spaces being used. And the practical square footage designed around real life.

That is the function behind the beauty — and it is what turns a custom house into a performance home.

Whether you are planning a new custom home or reworking the one you already have, we would be glad to talk with you about building spaces that are comfortable, efficient and designed around the way you actually live.

✨ The Ozark Vista Reveal | The Linen Suite

The final bedroom suite at Ozark Vista is the quietest of the three — soft, warm and understated, with a sense of calm that suits its name.

The Linen Suite opens into a serene bedroom where soft neutrals, warm wood-look flooring and generous natural light create an easy, restful atmosphere. With views stretching beyond the windows, the room feels quiet and airy, creating a beautiful backdrop for the homeowners to make the space their own.

Step into the private bath and that same softness continues.

Warm custom cabinetry is topped with bright white quartz, while the long vanity, generous drawers and tall storage cabinet give everyday necessities a beautiful place to live. Open shelving near the shower keeps fresh towels close at hand and adds another layer of practical storage without interrupting the calm of the room.

Then the shower becomes the focal point.

Large marble-look tile wraps the walls in soft movement and warm veining, creating a refined backdrop for the glass enclosure and brushed metal fixtures. A recessed niche keeps shower essentials tucked neatly within reach.

As with the other showers throughout Ozark Vista, the Linen Suite was designed for comfort now and for the years ahead. The curbless entry creates an easy transition into the space while supporting aging in place, and the controls are positioned away from the showerhead so the water can be turned on and brought to temperature before stepping inside.

Because this bathroom is farther from the water heater, a nearby switch activates the hot-water recirculating pump, helping bring hot water to the fixture more quickly — less waiting, less water running unused, and a more effortless start to the day.

And beneath the tile, radiant heat brings another quiet layer of comfort.

On a cold Ozarks morning, warm floors under bare feet make the room feel inviting before the day has even begun. Step out of the shower, reach for a towel nearby, and the warmth continues.

The Linen Suite has a quiet, serene quality that makes it feel like a true retreat.

Its luxury is in the ease of it — the soft palette, the warm floor, water ready when you need it, storage exactly where it belongs, and a private bath designed to remain comfortable for years to come.

And with that, you have now seen one of the most distinctive features of Ozark Vista: three bedrooms, three private bathrooms, and three suites with personalities all their own.

Next week, we’ll move behind the beauty and into some of the systems and spaces that quietly support everyday life — from fresh-air ventilation and high-performance windows to the heating and cooling system, garage, and the extra spaces that make Ozark Vista work so well every day.

Whether you are ready to build a custom home or remodel the one you already love, we would be glad to help create spaces that fit the way you live today and serve you well for years to come.

They show up for others. Hero's Rest is creating a place where others can show up for them. ❤️

First responders and military members carry responsibilities that don’t always end when their shift or service is over. Behind the uniform is a person—and often a family—who needs time to rest, reconnect, and be cared for, too.

That’s the heart behind Hero’s Rest: a peaceful retreat offering gifted stays where first responders, active military, veterans, and their families can step away from everyday pressures and find renewal through time in nature and time together.

Legacy Mountain Builders is grateful to have helped bring this vision one step closer by completing the reception office interior and guest bathroom. Thank you, Hero’s Rest, for trusting our team with a space that will welcome those who have given so much.

There is still work ahead, and your donation can help this retreat become a reality. Please consider giving to Hero’s Rest and helping create a place of rest for those who serve our communities and our country. Every gift is a way to say, “You deserve care, too.”
