The siding on this chimney chase had been open to the weather for years. Water got in behind it, and the wood underneath was gone by the time we opened it up.

We stripped the chase down, replaced the rotted sheathing and trim, and ran new siding tight all the way up. New chase cover on top so the water sheds off the wood instead of sitting on it.

A chase is a wood box. Once water is inside it, siding is not a cosmetic issue anymore - it is what is holding the whole thing together.

Someone had already worked on this chimney. They smeared mortar over the face of spalling brick and called it a repair.

It held up exactly as long as a patch holds up.

When we took the failing brick out, there was a void running right through the corner of the chimney. The patch had been hiding it. That is the difference between covering a problem and fixing one.

Brick back in course by course, joints ground out and repacked with mortar matched to the original, then a poured crown with an overhang so the water leaves the structure instead of running down the face.

This chimney had been coming apart above the roofline for years. Spalled brick, moss holding moisture in the face, and a crown that had broken up completely. There was nothing left to patch into, so we took it down to the roofline and rebuilt it.

Swipe through and you can see the whole thing. Every brick above the roof removed, the roof tarped, and only the clay flue tile left standing. That top tile turned out to be cracked as well, so it came out too. New brick back up course by course with the flashing worked in as we went.

The crown is poured on a form that runs past the brick on all four sides, so it has a real overhang and throws water clear of the face instead of letting it run down the brick. That overhang is the part nobody looks at, and the part that decides how the next twenty years go.
