A spa that heated fast in August can feel painfully slow on a cool Ventura County night. The heater is not always the problem.

🐒 A heavy spa spillover sends warm water into the colder pool.

🐒 A valve actuator that stops short can mix pool water into the spa loop.

🐒 A dirty cartridge filter or low variable-speed setting can make the heater cycle off on flow.

If the heater fires and the spa return is hot, the issue is often flow or valves, not a dead heater. Take a quick video of the valves switching and a photo of the filter pressure before assuming you need a new heater.

A $110 service quote plus chemicals may not be cheaper than $140 with chemicals included.

The monthly number only makes sense after you see the scope.

🐒 Weekly water testing and balancing

🐒 Skimming, baskets, vacuuming, and brushing

🐒 Filter pressure and equipment notes

🐒 Photos and chemical details after each visit

Ask what is included, what is separate, and what a green-pool recovery costs before you sign.

Your pool pump is giving clues. A high squeal, a motor that hums but will not start, or a wet patch below the pump can mean very different repairs.

🐒 Shut the pump off if it runs dry

🐒 Record a short video with sound

🐒 Take a photo of the motor label

We can learn a lot from the noise, leak location, and model. Send the video before a small issue becomes a bigger motor repair.

Want a small local pool company instead of a franchise? Fair. But local alone is not the answer.

🐒 Who owns the company or location?

🐒 Who actually services your pool each week?

🐒 Who covers the route when your regular tech is out?

🐒 Is the license active and is the company insured?

🐒 Who approves repair pricing?

Your pool does not care what is on the truck. It cares whether accountable people show up, test the water, and return your calls. We welcome the same questions here.

You bought a house with a pool. Now it needs a new owner routine, not the previous owner’s guesswork.

🐒 Photograph the pump, filter, heater, valves, gauge, and timer

🐒 Test the full water panel and record the clean filter pressure

🐒 Check drain covers, self-latching gates, and door alarms

🐒 Move pump hours away from SCE’s 4 to 9 p.m. weekday peak

The first 30 days are about learning what you inherited. Good notes now save a lot of guessing later.

A blue pool and nice patio look great in listing photos. The equipment pad is where the real questions start.

🐒 Photograph the pump, filter, and heater data plates

🐒 Check the filter gauge while the system runs

🐒 Ask if the inspection includes leak detection, plumbing pressure testing, drain covers, and bonding

A home inspection is not the same as a pool inspection. Get the details before closing, not after the keys are yours.

Saturday pool problems can look worse than they are. The useful question is: can this hurt someone tonight?

🐒 Tingling water, sparks, a burning smell, a ground-fault circuit interrupter (GFCI) that keeps tripping, gas smell, chemical fumes, or a missing drain cover mean people need to get away from the pool first.
🐒 A gate that will not latch with kids around needs to be secured tonight.
🐒 Green water, leaves, calcium buildup, stuck cleaners, and a heater with no gas smell are usually weekday problems.

Don't swim if the water is cloudy enough that you cannot see the bottom.

Make the scene safe, take a few photos, and send over the details when you are ready.

A pool does not need draining just because it has been a few years.
Cyanuric acid, calcium hardness, and total dissolved solids build up as water evaporates and gets topped off.

When those numbers climb too high, chlorine gets less effective, scale forms, and the water becomes harder to balance.

🐒 Check CYA

🐒 Check calcium

🐒 Test before draining

A partial drain may be all the pool needs.

An $8,500 replaster quote and a $12,000 quote can both be reasonable. The difference usually comes down to what's included.

🐒 Drain and disposal

🐒 Prep work, chip-out, or bond coat

🐒 Tile, drain covers, and refill water

🐒 Startup care after the plaster goes on

A one-line quote is hard to compare. Get the details in writing before choosing a finish or contractor. The final price matters, but it doesn't explain how the pool was prepared or who handles the first month of care.

A pool remodel gets expensive when it happens in the wrong order.
The obvious question is usually, β€œHow much does new tile cost?” The better first question is, β€œWhat else is failing at the same pool edge?”

Coping sits above the waterline tile. Plaster or pebble meets the tile line below it. That means coping and tile are the parts to sort out before you add a new finish. If you replaster first and the tile starts popping a year later, the tile crew is working above fresh plaster, and the repair edge can become a patch job you pay for twice.

🐒 Rocking coping or open joints can let water behind the tile and into the bond beam

🐒 Hollow, cracked, or missing tile is different from removable calcium scale

🐒 Rough plaster on the steps may mean it is time to resurface while the pool is already empty

🐒 Pebble lasts longer than plaster in most cases, but it still belongs last in the sequence

A quick perimeter walk before you sign a bid can tell you whether this is one job or three jobs waiting to happen. Step on the coping, tap the tile, feel the finish, and take photos. Planning it as one drain saves a refill, avoids duplicate labor, and keeps a brand-new finish from getting cut into later.
