Booking a garage floor coating this fall? Ask these 3 questions first. 👇

1️⃣ Did they test your slab for moisture? Moisture rising through concrete is a top cause of peeling.
2️⃣ What's the base coat under the flakes? Look for a moisture-barrier epoxy base, then flakes, then a polyaspartic topcoat.
3️⃣ When can you walk, park, and fully use it? In a warm garage (about 68°F+), plan on about 24 hours to walk, 72 hours to park, and 7 days to full cure. Cooler garages take longer, so ask for your timeline in writing.

Ask what’s under them.

The base coat holds the floor. Flakes hide the chemistry — prep and base decide if salt, hot tires, and moisture stay bonded or lift.

Epoxy, polyaspartic, and polyurea can all work when matched to your slab. DIY waterborne kits are not the same as a solid professional base. Before you book anyone, ask: what’s in the base? Moisture test? Grind depth? What’s in writing if it peels?

New England concrete pushes moisture up from below: v***r drive, frost, older slabs with no v***r barrier.
Put a thin or rushed coat over that and you get peeling, hot-tire lift, and blisters.

Pretty flakes don’t beat salt, moisture, and freeze-thaw. Winter salt and ice cycles stress the slab and the bond. Older pours push v***r. Skip a real grind or a moisture check and the failure starts under the flakes — weeks or months later.

Before you book anyone, ask: moisture test? Prep depth (grind, not etch)? What if v***r is high? What’s in writing if it peels?

This floor failed.

Not from “epoxy is bad.” From a poor install that ignored what the slab was doing — peeling, bubbling, moisture showing at the edges.

We tore the old system out. Ground to clean concrete. Then rebuilt it the right way:

• MVB base (moisture v***r barrier)
• Basalt flake
• Polyaspartic top coat

And we’re not done. Next month Pioneer Concrete Coatings carpenters take it further — rebuilding the stair landing and framing to hide the stem walls. Stay tuned for more photos.

“Epoxy” isn’t one thing.

A waterborne DIY kit and a 100% solids epoxy base get sold under the same word — and that’s how homeowners get confused when someone says “we don’t use epoxy.”

Ask what’s in the base coat, what’s on top, and what prep is included. Some pro systems use a solid epoxy base with a polyaspartic top for UV and hot-tire resistance. Others use polyurea or polyaspartic all the way through. Both can be right for the right slab — neither is “just epoxy.”
