A simple upgrade that can make a big difference.

These K**b Noster homeowners upgraded their garage door to give their home’s exterior a fresh, updated look. Take a look at the before-and-after photos.

And there’s research to back up why this improvement is worth considering.

According to the **2025 Cost vs. Value Report for Kansas City**, garage door replacement had an estimated **189% cost recouped at resale**, based on an average project cost of $4,808 and an estimated resale value of $9,086.

That doesn’t guarantee a specific increase in any individual home’s value, but it shows why a garage door upgrade deserves consideration when planning improvements before selling.

Thinking about updating your home’s curb appeal? Prodigal Sons Garage Doors can help you explore your options.

Great presentation by Joe Scimeca at BNI Fast & Furious! Preventive garage door maintenance can help catch small problems before they become costly repairs.

🎤 **Our Second Speaker This Morning — Joe Scimeca with Prodigal Sons Garage Doors!**

Our **second speaker** this morning at **BNI Fast & Furious** was **Joe Scimeca with Prodigal Sons Garage Doors**, who shared some eye-opening information about the value of garage doors and why proper maintenance can save homeowners thousands of dollars!

**One of the biggest takeaways:**

**Your garage door isn't just something that opens and closes. It's an investment in your home!**

🏡 **Did you know?**

Joe shared some impressive numbers from the 2025 Cost vs. Value Report:

• In Kansas City, garage door replacement showed a **189% return on investment** at resale.

• Homeowners who spent an average of **$4,800** on a new garage door saw an estimated **$9,086 increase in home value**.

• Nationally, garage door replacement showed an even higher average ROI of **267%**.

But Joe's presentation wasn't just about replacing garage doors. It was about **protecting the investment you already have.**

🔧 **Small Problems Can Become Expensive Repairs!**

Joe gave a great example of how ignoring a fraying garage door cable can turn into a much bigger expense:

• Catch the problem early: **$264 repair**
• Wait until the tracks are damaged: **$838 repair**
• Let it become a major failure: **$1,700 repair**

That's why regular maintenance matters!

Joe also introduced their **Garage Door Wellness Plan for $99 per year**, which includes an annual tune-up, priority scheduling, and a 5% discount on repairs.

He also explained how upgrading to high-cycle springs can provide significantly more years of use, making them a smart long-term investment for many homeowners.

👉 **Great referral opportunities for Joe include:**

• Homeowners whose garage doors are making unusual noises
• Anyone dealing with a garage door that isn't opening or closing properly
• Realtors preparing homes for sale
• Homeowners looking to improve curb appeal

**The message was simple: A little preventive maintenance today can help avoid a major repair tomorrow!**

Great presentation, Joe! 👏

When a garage door starts sitting unevenly or moving differently than it used to, it's worth paying attention.

An off-balance door can indicate a problem with the door's balance or related hardware. Continuing to operate a door that isn't moving properly may put additional strain on the system.

Don't attempt to correct the balance yourself. Garage-door spring systems can be dangerous, and adjustments should be handled by a trained technician.

If you've noticed a change in how your door operates, contact Prodigal Sons Garage Doors at 660-641-1214 or book online to discuss your door.

Fall is a good time to give your garage door a closer look before colder weather arrives.

A few things homeowners can visually check:

- Look for visible wear or damage on rollers, hinges, door panels and cables.

- Pay attention to changes in how smoothly the door moves.

- Keep the opener's safety features in working order.

- Follow the maintenance instructions for your specific door and opener.

If the door looks uneven, struggles to move, or has visibly damaged hardware, contact a trained garage-door technician.

Important: Garage-door springs, cables and related hardware can be under dangerous tension. Don't attempt to adjust them yourself.

Nobody gets excited about a photo of garage-door springs. But you definitely notice when they stop doing their job.

Our team replaced these extension springs on a door in Warrensburg last week. They help counterbalance the door’s weight so it can open and close properly.

If your door has become unusually heavy or is opening unevenly, give us a call. We’ll find the cause and explain your options before doing the work.

If you like the look of a wood garage door, this is one of my favorite options to show homeowners.

DoorLink’s Ozark Series has a deep woodgrain appearance, but it’s built with insulated steel panels. It comes in five finishes, including Walnut, Cypress, Barnwood, Driftwood, and Carbon Cypress. The brochure lists a 2-inch, three-layer construction and an R-value of 10.25.

The right door still depends on your home, your garage, and what you want it to do. If you’re considering a replacement, we can walk through the options with you and put together a quote for your specific setup.

Which finish would you choose?

A clean new look for this home in Lee’s Summit.

Our team installed this white DoorLink 3610 garage door, including the new track, hardware, and spring system needed for smooth, dependable operation.

A new garage door can improve more than curb appeal. When the complete system is installed and balanced correctly, the door should operate smoothly, seal properly, and place less strain on the opener.

If your current door is damaged, worn out, or simply ready for an updated look, Prodigal Sons Garage Doors can help you compare replacement options.

That gap in the spring is the problem.

This homeowner in Holden had a broken torsion spring, leaving the garage door extremely heavy and difficult to operate. Our team replaced it with a properly sized high-cycle spring and restored the door’s balance and operation.

The homeowner chose the high-cycle upgrade, which is designed to provide a longer service life than a standard cycle spring.

If your garage door suddenly will not open, feels unusually heavy, or has a visible gap in the spring, stop operating it and give us a call. Garage door springs are under significant tension and should only be repaired by a trained technician.
