We completely understand! However, building is not a one-price-fits-all service, and many factors influence the final cost.
🔨 WHAT AFFECTS YOUR BUILDING PRICE?
📍 Location & Site Conditions – Accessibility, transport, accommodation, ground conditions and foundation requirements.
📐 Building Design – Size, layout, wall heights, structural requirements and complexity.
🧱 Building Materials – Nutec or brick-and-mortar construction, insulation and structural specifications.
🚪 Aluminium Windows & Doors – Quantity, sizes, colours, glass specifications and different window and door types.
🏠 Roofing & Ceilings – Different roofing materials, roof designs, ceiling types, insulation and finishes.
🎨 Painting – Interior only or interior and exterior, colour choices, paint brands and surface preparation.
🚿 Sanitaryware – Toilets, basins, baths, showers, vanities and mixers. Standard and premium products can differ significantly in price.
🪵 Flooring – Ceramic or porcelain tiles, vinyl, laminate, timber, polished concrete and decorative cement finishes.
🪚 Cupboards & Kitchens – Sizes, quantities, materials, countertops and finishes.
⚡ Electrical & Plumbing – Number of points, fittings, geysers and distances to existing connections.

💰 SAME SIZE DOES NOT MEAN SAME PRICE!
Two 100m² houses can have completely different construction costs depending on their design, materials, finishes and site conditions.
A price per square metre is a budgeting guideline, NOT a final quotation.
